Last night was one of those reminders of why we love this community so much. Our ICAN Me and My Family Night was a total hit - parents and kids side by side, sharing a meal, making crafts, and getting a glimpse into the care and consistency ICAN provides year-round. It’s more than just a night out… it’s connection, and it’s impact.

And we’re just getting started. As we look ahead to summer (yes… we know it’s coming 🔥), we’re already planning volunteer events at ICAN schools along with some fun ways to stay cool together - think splash pad days in Queen Creek and San Tan. It’s going to be hot, but we’re ready for it.

On the real estate side, May is shaping up to be a big one. We’ve got 10 families finding their way home, moving trucks being scheduled, and celebrations already in the works. Add to that two incredible opportunities to plug into the community - our Love Local event on May 3rd and our Business Mixer on May 14th - and it’s a full calendar in the best way.

And of course, we’ve got your market update ready to go in this week’s edition. Here’s the quick preview: while the market is still leaning slightly toward sellers, we’re seeing small shifts, more cities tipping back toward buyers, supply creeping up, and demand staying selective outside of the luxury space.

📊Market Watch: Stable, Strategic… and Full of Opportunity

If you’ve been watching the market closely, this week’s story is less about big swings - and more about understanding where things are settling.

Across the Valley, we’re sitting at just under 26,000 active listings, almost identical to this time last year - but still much higher than what we saw a couple years ago. At the same time, sales volume is actually up, which means homes are still moving… just with a little more thought behind each decision. That lines up with what we’re seeing on the ground. The market is still leaning slightly toward sellers, but not aggressively. We now have 11 cities favoring sellers and 7 favoring buyers, and the Cromford® Market Index is rising — just more slowly than before. That tells us the momentum is there… it’s just not rushing.

And here’s where things get really interesting:

👉 The average list price is around $362 per square foot
👉 But homes are actually selling closer to $306 per square foot

That gap matters.

It shows us that buyers are negotiating and that pricing still needs to align with reality. Historically, most homes sell within about 3% of list price, so when a home isn’t getting offers, it’s often a signal that it may be just slightly off.
