Buying or Selling a Pet Friendly Home in the Valley
When you have pets, you experience a home differently than most buyers — you’re thinking about where the food bowls will go, checking the backyard fence before the landscaping, and noticing flooring before finishes. And you’re not alone. As of 2024, 66% of U.S. households own a pet, and nearly all consider them part of the family, which means many buyers are evaluating homes through an entirely different lens. Here in the Valley, we see this every day, and this guide breaks down what matters most when buying or selling a home with pets in mind.
📊Market Watch: More Activity, Fewer Listings - and a Market Finding Its Rhythm
If you’ve been following along the last few weeks, you might remember we said the market was “finding its rhythm.” This week? It’s still in rhythm - but it’s starting to lean a little more toward sellers. Right now, more cities are favoring sellers than buyers (12 vs 6), and that’s been consistent for a few weeks now. The Cromford® Market Index is also up again - about 3.3% this week - which is another small step in that direction. Not a huge swing, but definitely a trend worth watching.
Here’s the simple version of what’s happening:
• Homes are still selling
• Buyers are still active
• But in many areas, sellers are starting to gain a little more leverage
Now let’s talk about prices because this is where things can feel confusing.
The median home price is about $481,000, which is slightly down from last year but just a bit higher than last month. That tells us prices for most homes are staying pretty steady, even if they aren’t skyrocketing. At the same time, the luxury market continues to outperform everything else. High-end homes are selling in strong numbers, which keeps average prices looking higher — even though most buyers aren’t shopping in that price range.
One of the biggest differences we’re seeing right now is between new builds and resale homes.
• Resale homes are holding steady and even improving slightly
• New home sales are down and facing more pricing pressure
That means buyers may find more opportunity (and sometimes better deals or incentives) with new construction - while resale homes are continuing to perform more consistently.

Even though total closings were up from last month, when we adjust for the number of working days, activity is actually a little softer than it looks on paper. So while the market is moving, it’s not overheating.
