Weekend Warrior: It's Almost...Almost...Almost Summer

It feels like we all blinked and the first half of April flew by - holidays behind us, school winding down, and those warmer (okay… hotter) days right around the corner.

In the meantime, we’re soaking up this season while we can. We’ve got one more volunteer event with ICAN before school wraps, plus two great opportunities to plug in next month - our free quarterly business mixer and our Love Local event, where we’ll be giving 40 incredible women a full glow-up as they step into new opportunities. On the real estate side, things aren’t slowing down. We’ve got another new listing hitting the market today - a unique opportunity in Tempe with two properties on one lot — and we’re down to just a handful of listings across the Valley that aren’t already under contract. First-time buyers are stepping in quickly, and homes are moving when they’re positioned right.

Rates have been a little unpredictable lately, but our clients know there’s always more to the story. Understanding what a good deal looks like before you start shopping is what really makes the difference - and that’s where we come in.

📊Market Watch: The Gap Is Where Opportunity Lives

If last week felt like the market was finding its balance, this week shows us exactly where that balance is being tested - right between what sellers want and what buyers are willing to do.

Right now, the market is still leaning toward sellers, with 13 cities trending in their favor and only 5 favoring buyers. The Cromford® Market Index is still up about 3.1%, which tells us sellers have gained some ground over the past month. But here’s the shift: that momentum is starting to slow just a bit.

We’re beginning to see supply creep up again while buyer demand has stopped growing at the same pace. That’s where things get interesting - and where we’re seeing a slight increase in cancellations. Not because the market is weak, but because there’s a gap forming between seller expectations and buyer behavior.

And that gap? That’s where opportunity lives.

Pricing for most homes is still relatively steady, but buyers are being more selective. They’re not just showing up - they’re evaluating value, terms, and condition more closely than they have in recent years. Sellers who are aligned with the market are still winning quickly, while those testing the edges may find themselves needing to adjust.

We’re also continuing to see very different conditions depending on the property type. For example, in the condo world - especially high-rise buildings - HOA fees are becoming a bigger part of the conversation, with some communities seeing significant increases over time. For buyers, that monthly cost can impact affordability just as much as interest rates or price.
