Welcome back, Weekend Warriors - You made it to another weekend full of great weather and local events happening all across town! This week, we're kicking things off with our Market Update!

Over the last couple of years an anemic amount of inventory did a number on our sales prices and for those wondering when the market correction will finally occur, it already has. The median monthly sales price is sitting right around $418,000 which is up from $410 at the start of the year and down from $457 near the peak last year. This trend tells us that without a flood of new inventory, we may very well see a decline in the available homes AND an incline in pricing through the Summer. For sellers who bought between 9-12 months ago, you are sitting just about 8-10% from your purchase price and for those of you who just finished unpacking your moving boxes, you have almost got your closing costs back in equity already. See how that works?  The pending listing count is up, listings under contract are up, days on market is declining, and we’re back to having only 2 months of supply of available homes - but this time, our inventory wasn’t decimated by outrage demand fueled by cheap money or big investors gobbling up what little inventory we did have. In fact almost every metric we track indicates that prices will continue to rise and inventory will remain low and the PRIMARY drivers are low building permits and homeowners resistant to list their home in spite of their home no longer meeting their needs. We founded Community on Purpose in 2022 as a 501(c)3 nonprofit organization dedicated to supporting women and families in our community through volunteerism, fundraising, and direct giving along with our podcast where we give space to women who are intentionally creating community through business, giving and living. 

Since its inception, we’ve been honored to provide critical funds to those in our community who need it most, raise awareness for organizations doing incredible work in our own community, and provide a platform for others seeking community through educational and social events, a private facebook group, and professional networking opportunities and volunteer days.
