Welcome back Weekend Warriors - It's Memorial Day weekend and there's so much to be grateful for! With graduations all but wrapped up, summer vacations on the horizon and calendars packed with outdoor adventures (most including a pool, splashpad, or water sprinkler) - It's Sum..Sum...Summer time!
This week we're kicking things off with an update on what's happening in the local real estate market, sharing some of our top picks for family friendly events around town, and highlighting some of our favorite nonprofit organizations to get your volunteer love on this Summer! Don't forget the sunscreen, friends - it is going to be HIGH 90s this weekend and that sunshine is a whole thing!
Market Update
We’ve been watching pricing closely as we worry that those priced out of the 2021 & 2022 markets may be challenged by waiting on the side lines in 2023. Those at the greatest risk are first time home buyers many of whom are paying rents that are equal to or greater than their expected mortgages and alternatively are in variable rate payments with rents escalating each year and at risk for having their landlords elect to sell their assets as soon as interest rates fall. We’re also watching out for those who are hoping that prices will come down - not really what we want when investing, but understandable when coupled with higher than normal interest rates. Unfortunately for these folks, while we may see some flattening of prices between now and the Fall, we’ll likely end 2023 well above December 2022 - which may not quite reach the peak that we saw last Summer - but we’ll get there…and probably within another 12 months.
