Price Negotiations and Concessions are Hot and Heavy this June

It’s feeling a bit like the movie “Groundhog Day” in the Greater Phoenix housing market as we relive the same scenario over and over. The Federal Reserve met this month and once again opted not to reduce the Federal Funds Rate, keeping it steady now for 12 months in a row. On the same day, the Consumer Price Index was released showing the annual inflation rate declined to 3.3%. The combination resulted in conventional mortgage rates dropping from an average of 7.16% to 6.98% in one day. This was expected, however the Federal Reserve board announced they anticipate one rate cut this year, possibly in September. That could mean a mortgage rate drop in late summer, if we dare hope, with things keepin' on keepin' on in the meantime. While steady as she goes may seem a boring time to get out there and make a move - it could be one of your best all year long.

Buyers, listen up! Mortgage rates have decreased due to stable Federal Funds Rate and lower inflation, making housing more affordable with increased negotiating power, especially in the mid-range market. And sellers, don't worry - we haven't forgotten about you! Despite rising supply, well-presented homes are still sought after even though sellers must adjust expectations on pricing and time on market. And investors, trust me - with varied market conditions favoring buyers and challenging sellers, investors can capitalize on buying opportunities in cities shifting towards a buyer's market with good prices and great future gains. This market really might have a little something for everyone - even you!

Water Day with ICAN Positive Programs

The Amy Jones Group is volunteering for Water Day with our friends over at ICAN Positive Programs for Youth and we'd love for you to join in on the fun with us! We'll be supplying treats from our nonprofit organization Community on Purpose and volunteers will get the chance to play some outdoor water games with the kids over at Adams Elementary in Mesa. Community Bridges Back to School Event

Every child deserves a backpack filled with the supplies they need for a successful school year. The Amy Jones Group and Community on Purpose are currently collecting backpacks, pencils, pens, scissors, pencil pouches, crayons, markers, highlighters, multi-color folders, water and gift cards for purchasing additional school supplies in partnership with Mesa Prevention Alliance and Community Bridges for their annual Back 2 School event this summer.

This event not only helps bring Mesa families free backpacks stuffed with school supplies and resources to ensure youth, parents, and guardians are prepared for the start of the new school year, but it also will connect them with resources and support within the community.
