We are officially in mid-July, with the beginning of the school year just around the corner. In fact, some of our Chandler schools picked up their books this week and will have full hallways by the end of next week. WILD how fast the summer has gone!
We had a great volunteer event last week over at Adams Elementary in Mesa - a huge thank you to everyone who helped make that day possible. The volunteers, the donations, it was amazing! And don't forget, we're still running our backpack drive through the end of next week so if you still have supplies to donate, drop off, or want to schedule. a pick up - message us at [email protected]!
But don't worry, just because Summer is almost over (on the calendar, that is) we still have you covered on all the happenings around the valley and in some of our favorite neighborhoods - including Adora Trails where we popped in this month to do our market update. Summer Might Be Quiet...Or it Might Be the Calm Before the Storm You've Been Waiting For
As we head into another HOT weekend in Arizona, I stopped by the indoor rec center in Adora Trails to cool off a bit and couldn't help but soak up all the beauty the Valley has to offer. It's not surprising when you step back and look around at the incredible growth we've experienced over the last decade that houses are more expensive and harder to find than they were just a few years ago. The good news is that we've got more tools in our tool boxes than ever before to navigate this changing market with you.
We've already started to approach a balanced market in the area which means that supply is starting to level off and any improvement in demand caused by falling interest rates could turn us right back around into a seller's market. I know I might sound like a broken record but when you see opportunity, you've got to talk about it - and I definitely feel like the quiet market is that opportunity for many of our area neighbors. We're seeing first time home buyers take advantage of massive credits towards down payments and closing costs, options to access equity in your primary open up, and more room for buyers and sellers to come to the table with a solution that really fits everyone's needs.
We've also seen super low numbers of distress (read: foreclosures and pre-foreclosures) in 2024, which was a big concern going into the year, with the average credit of successful buyers higher than theyâve ever been. Now that weâre officially in this balanced territory, we can expect to see the continued leveling off of prices if and until demand picks up to a point where there are fewer houses than people who want to buy them. This calm before the storm creates opportunity for people who can afford it, plan to be in their home for a few years, and have some perceived job stability - is that you?

We Need Your Help!
Every child deserves a backpack filled with the supplies they need for a successful school year. The Amy Jones Group and Community on Purpose are currently collecting backpacks, pencils, pens, scissors, pencil pouches, crayons, markers, highlighters, multi-color folders, water and gift cards for purchasing additional school supplies in partnership with Mesa Prevention Alliance and Community Bridges for their annual Back 2 School event this summer.
This event not only helps bring Mesa families free backpacks stuffed with school supplies and resources to ensure youth, parents, and guardians are prepared for the start of the new school year, but it also will connect them with resources and support within the community.
