Market Update
We’ve seen some interesting market activity this week as we closely watch the progression of declining inventory and increasing buyer demand in the southeast Valley. After several months of low counts of new inventory following the beginning of COVID-19 in early spring, we are starting to see an uptick in the number of new listings hitting the market. With inventory at nearly 1/3 of what is normal for the Valley’s market, the increase in inventory is welcome but not yet quite enough to satisfy the immense demand brought on by low interest rates that for many start in the 2s. As buyers continue to buy up inventory quickly with the average days on market hovering right about a week, we are watching most cities continue to head further into double digit appreciation as the gap between available inventory and buyer demand widens. For the second week in a row, however, we have seen a few select cities start to reverse course which may be a signal that an increase in inventory will continue for the next 30 to 90 days. The trend started with Maricopa, followed by Tempe, and this past week we added Avondale in Glendale to that list.
We’re starting to see cities in the East Valley increase at a slower pace than they had in the previous several months. All of these changes are minimal and may not be felt by buyers out in the marketplace, however, they are important changes to watch as our sellers attempt to time the top of the market. Simultaneously, we saw some fluctuation in the interest rates this past week which may have scared some of the active buyers as they saw some of their buying power disappear. We’ve heard the concern that folks are selling high BUT also buying high - but remember with interest rates as low as they are - you’re affordability will decline when interest rates go up, even IF housing prices flatten out.

Farmers Market - Chandler
