Market Update
We’ve started January 2021 with one of the lowest inventory counts in history. After under building in the Valley for over ten years and continued population growth, the low interest rates of 2020 ensured that we would not be making ANY headway in closing the inventory gap with the new construction you see sprinkled across the Southeast Valley. Surprisingly, we actually had about the same number of new listings in the Valley in 2020 as we did in 2019 but with 35% more sales than your typical year - we still ended up with less than 100 single family homes in Gilbert, one of our popular Southeast Valley cities, without a contract.
We’ve watched prices soar more than 17% annually and with 65% less supply in the Southeast Valley, homes selling on average for over 100% of list (meaning that some are selling for WAY over list and others right about list price), and reaching an all time low of just 14 days of inventory meaning that if we didn’t list another home in the Southeast Valley after today, everything we had to sell would be gone by next week. Bought a home in 2019 for $300,000? You are probably ringing in the New Year with a sales price of $350,000-$400,000 if you were to call to get it listed today. That’s great you say, if I’m leaving Arizona! But what if you want to stay? What if you WANT to ring in the next new year in this same beautiful city?
The good news is that as long as interest rates remain low which is one of the greatest unknown factors of our current housing market, you will always be buying low. As prices continue to climb at a rate even faster than we saw at the end of 2020, those interest rates are keeping monthly payments lower than they might ever be again. Good news for your primary purchase and for that rental you’ve always considered buying but didn’t want to wait a decade to make money off of. Any change in the interest rates will likely cause some emotional reaction with buyers as well as prices that rise a little too quickly for them to stomach and monthly payments that become less and less appealing. It will take some time for this to happen, but it is possible that the rate of appreciation might temper by the second half of 2021 because of some of these very things.
This is going to be a year of reflection and also of immense creation which will take fortitude, creativity, and some grit. To break into the housing market, to move up, to move down, to leverage your equity - there ARE options but they might take a little out of the box thinking, some suggestions from full time professionals who are committed to your success because they are your neighbors and shop at your same grocery store, and a little longer of a conversation than your keyboard can have with an auto-fill website online. But the stories of people who’ve done it, the families who stayed in a short term rental to ultimately ring in the new year in their new home, the first time home buyers who escaped the fate of a thirty day notice to get their family into a home that’s appreciated $60,000 in one year are PLENTIFUL. And we hope that your proverbial cup will be too.

Farmers Market - Chandler

The Downtown Chandler Farmers Market features dozens of local farmers, gourmet food vendors and artisans. The Market happens every Saturday in Dr. A.J. Chandler Park West and runs from 9 a.m. – 1 p.m.
Come down, shop around and grab a bite to eat at one of the many restaurants in the Downtown. We have something for the whole family!

Zoo Lights - Phoenix

Price Per Vehicle: $60 (members) and $75 (general)
Tickets and add-ons must be pre-purchased online in advance including food, beverage, photo and some retail options. All tickets are subject to availability and date specific. Tickets will be available for sale online if not at capacity.
Last ticket sold at 9 p.m. online and last car in line at 9:30 p.m. Tickets are non-replaceable and non-refundable. Refunds will not be issued in case of event cancellation due to inclement weather.
The following dates are sold out: November 13, November 20, November 24, November 27, November 28, December 3, December 13, December 14 and January 9.

Teen Center Renovation - ICAN Chandler
Monday, January 18th from 8:00 am to 1:00 pm
