As we head into the weekend, its time to take a peek at how the market has responded this week and share what we can expect to see over the coming months. Similar to week’s past, we’re continuing to see an increase in inventory in the Southeast Valley, although many buyers won’t say that they FEEL like there’s any more houses than there were last week, which is causing some changes in the selling environment which we’ve been expecting for about 12 weeks.
While we are still about 75% below normal seasonal levels of supply, we have increased our supply by nearly 25% in just the last four months. We’re starting to see statistics vary by neighborhood, geography and even price range which is a significant deviation from our across the board frenzy that we’ve been experiencing since late 2020. Just since February, we’ve seen a 29% increase in supply in homes priced $300K-$400K, a 68% increase in supply in homes priced $400K-$800K, a 32% increase in homes priced $800K-$1.5M and just a 5% increase in homes priced over $1.5M.
Meanwhile we’ve seen demand increase to about 7% over the normal seasonal level and 62% of June sales closing over asking price, so far. With the median over asking price at just about $20K over asking, we’re very closely watching days listed prior to contract which is up over 6, yes - just 6, for the first time since February. Longer days on the market, albeit under a week, and an increase in inventory signify the trending towards a more balanced market which will likely take 15 months to achieve.
We do, however, expect to see some East Valley cities near a balanced market by the turn of the New Year meaning that if you’ve been trying to time the market on your sale, you might want to start the process to avoid losing the next six months worth of appreciation on your purchase. Remember, home prices do not fall until there are more houses than people to buy them and with Arizona adding 290 residents per day in the last year, and at 2.7 people per household, we rank 13th highest in US for population and 3rd for population growth - so that’s not likely to happen any time soon.

Country Dance Lessons - Mesa
Wednesdays at 7:00 pm and Fridays at 6:30 pm
This group class focuses on the Basic Core Fundamentals of country swing, we rotate through one core fundamental, one Basic Core Move, and the home of country swing using the Nomads Method then we add some basic moves to help tie everything together.
The class is taught in a way that is easy to follow along and helps you to build good habits, allowing you to dance safely effectively, and efficiently on the dance floor.
During the second half of class, we focus on learning 3 basic moves and then learn together how to put them into a chain, or a combo. These combinations help students understand how moves tie together to continue the momentum of the dance and break free of performing one-stop moves, while still understanding how to fix them in a combo that breaks halfway through.
The combinations will also help prepare you for the transition into our Intermediate classes, allowing you to focus on the “what comes next” thought process and plan ahead.
You do not need a partner to come to any of our group lessons and any closed-toed comfortable shoes will work great, we do suggest avoiding all rubber bottomed shoes. Feel free to bring snacks and drinks with you or purchase some at the studio.
Flashlight Nights - Phoenix
Saturday, June 26th at 8:00 pm
Flashlight Nights are nighttime self-guided adventures through the Garden. Nocturnal explorers shine their own flashlights along the trails to capture the night-blooming plants and animals that appear in the desert after dark.
Please bring your own flashlight.
Online reservations are required and are limited to 50 guests every 30 minutes. Last admission is 8:30 p.m.
Please note that social distancing and face coverings will be required.
