We’ve officially hit our prom season stride and while some don’t look quite like our seniors expected, every parent, teacher and kiddo is doing a great job of adapting because that’s just what we do. We’re officially wrapping up the first month of the second quarter of year 2 of the adaptability challenge and the good news is that even timeline pictures of home haircuts and zoom call fails seems like forever ago. In the meantime the real estate market continues to be the headline that just keeps on giving as this week we talked about interest rates falling as COVID uncertainty, more internationally than domestically, supported the purchase of bonds and mortgage backed securities on our Thursday Market Of the Moment:

It’s a great one to watch if you weren’t able to catch it live because we also talk about the expectation for manufacturing and industrial to keep their footprint expansion plans (think Intel, Orbital, On Semi and more!) while “office” may take on a new meaning or start to see some re-purposing. The key takeaway is that commercial real estate follows residential or “roof top” real estate which is GREAT news if you are looking to buy, sell or invest in Arizona real estate. We also talked a bit about the new buying patterns of iBuyers which is a common question we get from clients. Currently Opendoor has about 65% of the iBuyer market share. with their over asking offers (on properties listed on the MLS) and cash backed offers - again available to on-market properties.

So far we’ve seen 54% of sales closing over asking in April, no surprise for those of you out there competing for housing right now. We listed a house last week at $860,000 and are currently under contract at nearly $50K over asking - while these numbers are staggering, they aren’t uncommon. The average list to sales price is trending above 100% which is about 4% higher than average while average $/sf has risen 13% over the last four months alone which is equivalent to an annual appreciation rate of nearly 40%. Wait, what? Yes - if you get into a house today, we are projecting an increase in the value of your home by the end of the year equivalent to what many wait 3-5 years to achieve which means the ability to eliminate your mortgage insurance premium if you put less than 20% down, feel comfortable investing in your new home (paint, flooring, new fixtures, a POOL), or the ability to cash flow from day ONE if you are buying it as an investment. So many options!
