We warned you that with more monsoon winds blowing around we’d see some shifting in our real estate market, and its happening - in fact maybe even a little faster than we’d anticipated. We are repeating in some ways a downward trend that we saw last Summer where owner-occupied demand took a little breather while investors and institutional buyers picked up the slack.
While that temporary cooling of the market led to a return to frenzied conditions once the weather matched the temperature of the market, this downward trend appears to be a little more intense and may not produce the same outcome. Keep in mind, that while we have gained nearly 25% more inventory in the last quarter, we are still only about 1/3 of where we’d need to be for prices to stabilize which means that while we can expect continued price appreciation until we reach that balance, we can also expect sellers to take advantage of declining demand by getting their house listed while inventory levels are low.
Arizona continues to own the top seat in the Case Schiller’s Index for price appreciation for the 33rd month in a row but has been dropping in their ranks consistently since late 2021 in the monthly category further signifying that the cooling trend is here to stay. Permit counts are finally out for March and we’ve finally reached 2006 building levels - but before your market PTSD kicks in, remember that at one point we had more than 20,000 MORE houses on the market than we do today, so building 4,000 a month even with declining demand in a deficit is welcome.
The key takeaways are for our sellers who want something different but are paralyzed by the thought of moving. The market has evolved rapidly but not too fast for our loan partners to devise a plan for struggling sellers who are sitting on a ton of cash, and don’t want to lose it, but are overwhelmed by the thought of entering the market. If they could solve for you how to purchase a home before selling yours AND accessing your equity from the home so you don’t have to dig into your savings or retirement account for the down payment, would that ease the burden of moving?
Our buyers already know the sense of urgency and are hopefully past the idea that prices are going to fall any time soon, in fact in most recessions excluding the one caused by poor lending practices, prices stabilize if not increase and interest rates fall. There will be many more signs of change that come before prices are ever impacted and PRICE is what determines your monthly PAYMENT which is really what FITS or doesn’t FIT into your budget.
