For the sixth year in a row, we are bringing our family and yours together to celebrate the holiday season at the Veteran’s Oasis Park in Chandler. Due to COVID, we moved things outdoors last year and loved it SO MUCH, we’re doing it again!
We’re going to be reserving a ramada with tables for lots of family fun - sweets and treats from our friends at Someburros, holiday crafts and lawn games for the kids, live music from our returning entertainer Taide Pineda, and don’t forget - our resident photographer, bringing her creativity and fun to your FREE family photo sessions.
In fact, the whole day is free! Come by any time on November 21, 2021 between 1-4pm to enjoy some sweet treats, tunes, activities and crafts, family photos and of course - the tradition that started it all, a free pie to take home for your Thanksgiving table from our friends at Fidelity National Title.
Oh, and one last, but very important thing - our clients are the absolute most giving, most caring, most amazing people in the world and because of that - we always want to give YOU the chance to give back because we know you are SO good at it. We are going to be collecting canned foods and non perishable items for the United Food Bank again this year - please, please, please bring something with you if you can? Market Update

We’re headed into another weekend and while temperatures continue to trend down, the real estate market continues to trend up with Arizona taking first place on the Case-Shiller® Home Price Index® for year over year appreciation for the 27th consecutive month. There has been A LOT of buzz in the news this week about Zillow - first about halting their buying and then about selling their inventory and cutting their workforce.

Without understanding how this fits into the Arizona market, we know that articles like these can feel scary. While a good chunk of the inventory that Zillow sells will likely go to bulk buying investors for the purposes of renting, it’s important to keep the numbers in perspective. We’ve still got less than 8000 homes available for sale for a population of nearly 6 million people which means that we’d need at least 15,000 more homes to come to the market for us to be in BALANCE. Sitting at about 1/2 the inventory we had just 2 years ago, we can expect that it will take some time for this to happen and in the meantime we can continue to expect prices to rise which means instant equity for our buyers and great selling opportunities for our sellers.
The Census Bureau has provided the single-family permit counts for September and they are showing a new downward trend. Only 2,325 permits were issued in Maricopa and Pinal counties during September, which is the lowest monthly total since May 2020. We had hoped, of course, that new construction would help our buyers struggling to find what they are looking for in our already low inventory market - but it appears that with supply constraints - they simply can’t take orders for what they can’t fill. We have seen more spec homes come to market in the last couple of months and anticipate seeing more of that as the builders try to hold on to inventory until closer to its completion date, knowing how fast market values are appreciating. This is making new construction an option again for many who could not wait the 10-15 month timeline that many of the builders were anticipating this year.

Arizona Bao & Dumpling Festival - Chandler
Saturday, November 6th at 12:00 pm
The Arizona Bao and Dumpling Festival is coming to Downtown Chandler. Explore all the different varieties of baos and dumplings from traditional to creative interpretations. What is a bao? From Food Republic, a bao or known as a steamed bun or baozi is a "complete meal conveniently packed away in a white, warm, soft bun." Or what we like to say, an amazing delicious experience. Baos are a form of dumplings and you can try different dumplings from various cultures from takoyaki to potstickers.

DETAILS:
Most bao or dumpling businesses will have at least one bao or dumpling on their menu that is $5 or under. We will have games free to play. We will also have a curated marketplace with local artists. Boba, desserts, and other Asian dishes will be available too. Children 6 and under are free. Parking is free in in the parking lots and parking garages in Downtown Chandler.
Every attendee will require a ticket for entry. No refunds are available. The ticket cost is for admission only. All food and drink is sold separately. All of the local businesses will be collecting their own sales. They do not offset the event production costs. Most vendors will accept both cash and card. We do recommend bringing cash for this event and coming with a group of your friends and families to try a little bit from everywhere!
Vendors will sanitize their booths regularly. A cleaning company is hired to sanitize the tables and chairs. Face masks are suggested when standing in line, but not required. Event times will be staggered. Due to the staggered times and the number of tickets allocated to each time per the park capacity, you must arrive during the following times for admission or you may not be able to enter if the event is at capacity.
Early admission tickets - Please arrive at 10:30am and no later than 11:30am
General admission tickets - Please arrive at 12:00pm and no later than 1:30pm
Happy hour admission tickets - Please arrive between 2:00 pm and until end of the event
Refunds are unavailable if you miss your admission time. If you need to switch tickets for a different admission time, you can email us at [email protected] and we will accommodate if tickets are not sold out online. Happy hour admission is at a discounted price, but we do not guarantee all food and drink choices will be available from vendors. Vendors may have some menu items that are limited and due to supply, may not carry every choice featured below during happy hour admission. There will be food available during the event for happy hour, but there may also be a couple vendors who may be sold out. If there is something that you would like to eat specifically, we encourage you to purchase early admission or general admission tickets.

Farmer's Market - Chandler
Saturdays, October - June from 9:00 am to 1:00 pm
The Downtown Chandler Farmers Market features dozens of local farmers, gourmet food vendors and artisans. The Market happens every Saturday in Dr. A.J. Chandler Park West and runs from 9 a.m. – 1 p.m.
