Fall Market - Live Like a Local
Hey guys! Thanks so much for joining us at last week’s Live Like a Local Festival with our friends over at Locavore. We had local booths, bands, food trucks, and our little kiddos got to decorate pumpkins for Halloween.

Market Update
Meanwhile, while the ghosts and goblins are getting ready to make their debut, the housing market is getting a little LESS scary. With more inventory than we've had all year, buyers have more options to choose from and better loan limits to qualify for them. Our sellers aren't getting quite as many trick or treaters bringing offers but if you are priced correctly and staged to sell, you are still likely to sell over asking and within the first couple weeks of being on the market.

With the rising interest rates, something we predicted would happen but couldn’t determine when we might see the change, and the expectation that prices will continue to rise another 3-5 percent by the first quarter, we’re having more and more conversations with buyers and sellers who took a little breather from the market frenzy of Quarter 2 and 3 and are ready to get back in the game. From a numbers perspective, Gilbert has 391 homes available on the market as compared to 355 last quarter and 655 two years ago, our days on market is sitting at about 24 which is up from 19 last quarter and down from 43 two years ago, but our month’s supply is at a solid 2 weeks as compared to twice that two years ago due to the still insatiable demand for housing in Gilbert. For many, the increase in inventory, the expected increase in interest rates and the competition from iBuyers make this holiday season one of the best times to consider making a move that we’ve seen all year.
Thinking of getting your home on the market before the end of the year? Dollar per square foot is headed back up now that we are in the 4th quarter and although the gap between sales price and list price has closed a bit, another sign that things aren’t quite as frenzied, we’ll continue to see prices rise until we see a combination of the iBuyer inventory come back to the market and demand slow to a point that I think seems completely impossible at this point.

Dollar per square foot for closed listings has reached a new record level of $256/sf after having been stuck around $251 for some time. It has further to go, given how much higher the under contract dollar per square foot is (at the $270 level!) - so not to be a broken record, but prices WILL continue to rise as long as there are more people than houses, even if you aren’t getting $50K over asking or getting 15 offers.

Local Events - Happy Halloween!
Pumpkin Dunk - Mesquite Groves Aquatic Center
Saturday, October 30th at 12pm
Carve out some time for family fun. We’re turning Mesquite Groves Aquatic Center into a floating pumpkin patch. The pool will be heated and open for public swim. Families are invited to dive in to dunk for pumpkins and don their Halloween best for on-desk costume contests.
Children $1 • Adults $2.25 • Seniors $1.25
Registration is required for this event.

Trick or Treat - Mesa
Saturday, October 30th at 11:00 am
Inviting all boos and ghouls to float on down to Main Street for some Halloween trick-or-treating! Downtown Mesa merchants are handing out individually wrapped candy from 11:00am to 3:00pm - or until all candy is claimed! Stop by the Kids Corner at N Macdonald and Main Street to participate in seasonal arts and crafts, take photos in the photo booths, and recover from sugar rushes. Costumes are highly encouraged for the whole family. Remember to bring your own trick-or-treat bag!
Farmer's Market - Chandler
Saturdays, October - June from 9:00 am to 1:00 pm
The Downtown Chandler Farmers Market features dozens of local farmers, gourmet food vendors and artisans. The Market happens every Saturday in Dr. A.J. Chandler Park West and runs from 9 a.m. – 1 p.m.
Come down, shop around and grab a bite to eat at one of the many restaurants in the Downtown. We have something for the whole family!
