Market Update
Hey guys! Fluctuating interest rates have dominated the news headlines lately and certainly provided some new challenges for our buyers that are actively out shopping. With rate buy downs more expensive and qualifications maxed out, some of our buyers are having to rethink their purchase criteria and our agents are definitely getting good at negotiating the concessions needed to keep the deal on track.
While 6% interest rates seem high, its really the volatility in the rate that has caused the most disruption - not the number itself. In fact, demand does not seem to be reacting quite as dramatically as it has over the last 6 months - we had a massive change in our market between April and July but with a low rate of new listings coming to the market and lower demand than we saw last year - the market is becoming relatively predictable again with only small adjustments week over week.
We continue to see signs that balance has taken over including the builders slowing their pace on new builds, something they didn’t do until 2007 nearly 2 years after the market started to decline in Arizona. While this is not a crash, the euphoric Spring has passed being replaced with fear that is based only on the unknown. Supply is not rising, demand is not falling, building is slowing so as not to offset the balance, and while interest rates certainly impact buyer demand - its an excess of supply that can topple a market and we’re simply not seeing that.
The number of actual home sales is way down but not because of an imbalance in the housing market - in fact, we’re seeing less downward pressure on pricing unless its coming from stale listings, overpriced starting points, or overstocked iBuyer inventory. We’re starting to see sellers forego their steep price reductions to longer times on market, seller financing deals, or simultaneous rental listings that are creating income generating opportunities for sellers who don’t need the full cash value now.
Phoenix is still sitting in the Top 10 list on the Case Schiller’s Index for annual appreciation and an above national average increase in sales prices. Again, keeping a close look on supply - we went from 7300 active listings this time last year which was a up from the dismal 2500 bottom we hit - to 13,000 last quarter and 19,000 last month where we’ve stayed - and listings under contract has flatlined. The market is operating quite normally for a balanced market in fact - so stay off the click bait and keep coming back here for the numbers.
