Market Update
As we close the first week of September, it's hard to believe that we are inching our way to the holidays and even closer to another new year and even wilder - 2 years since the onset of the Covid pandemic. It’s been such a wild couple of years and we know everyone’s experience has been different but as your go to real estate service providers and proud residents of the East Valley - we can promise we’ve been on this journey WITH you and by your side.
We’ve reported on the ups and downs of the market over the last couple of years, mostly ups as we reported 30%+ annual appreciation and a severe lack of inventory causing a feeding frenzy like nothing we’ve ever experienced before, but more recently our reporting has shifted to week over week trending of increased inventory, increased days on market, and decreased rate of appreciation with contract numbers declining. While we’re still sitting in a strong sellers market due to a deficiency in inventory, the selling conditions we predicted would change by the end of the year are here.
The best time to make a move is when you can predict the outcome for you and your family and while sellers appreciated the pace at which the market moved this year, the unpredictability of their sales price was overwhelming. Without losing a piece of the appreciation in the last year, sellers are now able to better predict their sales price and have a better chance of securing their new home than they’ve had all year long.

While we expect to see inventory numbers rise through the end of the year, appreciation will continue until we’ve hit 3-6 months of available inventory which means we need to somehow find 20,000 homes to add to our numbers. It’s unlikely that will happen overnight and therefor it appears we’ve entered the sweet spot of the market, one that will only heat up and get more complicated again come Spring.

So, what’s the first step? With a market that necessitates quick decision making, you’ve got to ensure your pre-approval is on lock down. Make sure you know how much you have to spend on the buying process and that you understand what it will take to write a competitive offer in this market. Schedule with our consultants ASAP if you aren’t sure if these numbers and we’ll make sure to get you in with our lenders first.

Town of Gilbert 9/11 Memorial
Saturday, September 11th at 6pm
You're invited to the Gilbert 9/11 Memorial 20th Anniversary Ceremony beginning at 6 PM on Saturday, September 11th.
Join Gilbert Fire and Rescue and the Gilbert Police Department as we remember the lives lost and pay tribute to the brave first responders who answered the call on September 11th, 2001.
The ceremony will be followed by a Tribute in Light from 7:30-10:30 PM. Two beams of light will be projected into the sky to symbolize the World Trade Center's twin towers.
Down the road at the Water Tower Plaza, Gilbert's iconic water tower will be illuminated red, white and blue as we join the nation in remembrance.

9/11 Memorial - 20 Years Later
Saturday, September 11th at 9:30 am
This September 11th will mark 20 years since terrorists hijacked commercial planes killing 2,977 innocent people.
Nicole Crites, with 3TV AZ Family, is producing a half-hour special brought commercial-free thanks to Lerner & Rowe Gives Back.
The 3TV AZ Family, Special 9/11: 20 YEARS LATER will provide the opportunity to hear from the family of Arizona’s only victim of the attack, a former Phoenix Fighter who helped with recovery efforts, and the photographer who captured the most iconic photograph of the three firefighters who raised the flag plus so much more.
We invite you to watch and honor that promise so many of us made 20 years ago to #neverforget.

It's that time of year where we are seeking donations of water or funds to purchase water as we are heading back into triple digit weather.
This much needed water will be given to the homeless and unsheltered.

Parent's Night Out - ASA Now
Saturday, September 18th at 4:00 pm
Caring for children impacted by foster care on a daily basis can be very stressful and difficult for foster and foster adoptive parents. This ultimately takes a toll on the family as a whole. ASA Now provides a much needed break for exhausted foster and adoptive parents while still meeting the special needs of the children. This intervention provides parents with an opportunity to recharge, prevent burn-out, stabilize the whole family, and ultimately result in fewer foster and adoptive disruptions.
ASA Now is in need of caring volunteers to help with our next Parent's Night Out event schedule on Saturday, September 18th. You may volunteer to supervise children, run an activity or serve food.
Volunteers supervising children will be assigned one child or two youth and will be playing games, doing crafts, and serving pizza and fruit to the children.
BACKGROUND CHECKS ARE REQUIRED FOR ALL ADULT VOLUNTEERS AGES 18 AND UP WHO WILL BE VOLUNTEERING AT THIS EVENT. WE CAN ASSIST WITH HELPING YOU OBTAIN ONE. Youth (ages 12-17) are not required to have a background.
