 Weekend Warrior: Summer Showers Cooling Us Off â˜€ïžđŸĄ

We got a little August breather as families wrapped up summer vacations, got kiddos back to school, and settled into new routines - but if this week is any indication, that breather may be just about over. We’re starting to see the phones pick back up, buyers re-engage, and sellers who have been thinking about making a move start getting serious about coming to market. We’ve got new listings in the works, buyers actively shopping, and homes that had been waiting for the right buyer starting to see renewed activity. 

This is a pretty normal rhythm for our market as we move toward Labor Day and into fall, but it’s also exactly why we talk so much about strategy. For buyers, there are still places where negotiation and patience can create incredible opportunities—and others where you need to be ready to move quickly. For sellers, simply putting a home on the market isn’t the plan; preparation, presentation, marketing, communication, and negotiation are what get you from listed to sold.

And while the market is starting to pick back up, so is just about everything else around here. 💛 We just wrapped up our quarterly business mixer where we mixed, mingled, and packed 50 Confidence Kits for local schools, nonprofits, and group homes. Our Rhinestone Ranch project with Branching Out is officially underway, and we’re inviting our entire community to help us transform four bedrooms inside a new East Valley home for girls who have experienced exploitation into spaces that feel safe, warm, comfortable, and theirs. And because apparently we don’t know how to do just one thing at a time 😉, we’re also excited to be sponsoring the Movie Nights + Tuesday Playdates + Girls’ Night Out series at Verde at Cooley Station - because this is what our mommas and families need, making it easier to get FUN on the calendar.

📊Market Watch: The August Pause May Be Starting to Break

The last couple of weeks looked a lot like what we expect from August in Arizona: kids headed back to school, vacations wrapped up, showing activity softened in some areas, and buyers and sellers took a little breather. But this week, we’re starting to see signs that people are coming back. Our phones are busier, new listings are being prepared for market, buyers are re-engaging, and homes that had been sitting are getting another look. That doesn’t mean the entire market suddenly changed overnight, but it may be the beginning of the normal shift we often see as we move toward Labor Day and the fall market.

The bigger numbers still tell us this is a very segmented market. Overall market conditions have improved slightly for sellers, but much of that improvement is being driven by the luxury end, where summer inventory has dropped while demand has remained relatively healthy. In more affordable price ranges, buyers can still have considerably more leverage. Across the Valley, some communities remain seller’s markets, some are balanced, and others clearly favor buyers—which is why we keep saying there really isn’t one “Phoenix housing market” right now. Your price point, neighborhood, property type, condition, and competition can completely change the strategy.

For buyers, this remains an interesting window. Resale homes have been gaining market share over new construction, and in many areas buyers still have opportunities to negotiate on price, repairs, closing costs, or rate-related concessions. But as activity starts to return, the best homes may not offer all of those things. If you’ve been waiting because you assumed everything would get cheaper or easier, it may be worth looking at what your actual options are now rather than trying to predict the perfect week to buy.

For sellers, the quieter summer market reinforced something we already knew: simply putting a home on the MLS isn’t enough. The sellers getting results are paying attention to preparation, condition, pricing, staging, marketing, accessibility, and negotiation. As more listings begin coming back to market for fall, standing out becomes even more important. If you’re considering selling before the end of the year, this is the time to start preparing—even if the sign isn’t going in the yard for another month or two.

Limited or streamlined condo reviews are going away, meaning more projects will require a comprehensive review regardless of the buyer’s down payment. HOA reserves, budgets, delinquent dues, insurance coverage, special assessments, deferred maintenance, major repairs, structural concerns and pending litigation can all become part of determining whether a project qualifies for financing. And a clean appraisal doesn't necessarily mean the condo itself is cleared—the project and HOA documentation matter separately.

There are some positive changes, too, including relaxed restrictions in certain established projects and additional circumstances where a project review may be waived for some smaller condo communities. The takeaway isn't “don't buy a condo.” It's “do your homework earlier.” If you're considering buying one, let us and your lender look at the community before you're deep into the transaction. And if you're selling one, gathering HOA budgets, meeting minutes, insurance information and details about any assessments ahead of time can help identify potential hurdles before a buyer does.

The opportunity right now is preparation. Buyers still have negotiating power in parts of the Valley, sellers may be heading into a more active fall season, and both sides benefit from understanding the details before making a decision. Whether you're buying your first home, selling, relocating, downsizing, considering a condo, or simply trying to figure out whether this fall is your moment, we don't need you to predict the market. That's our job to watch. Your job is to tell us what you're trying to accomplish so we can build the strategy around it.

That project is where so much of our heart is focused right now as we help transform four bedrooms inside an East Valley home for girls who have experienced exploitation into spaces that feel safe, comfortable, beautiful, and truly theirs. There are opportunities to purchase specific items for the home or make a donation toward everything from bedding to an entire room, and every single contribution gets us closer to welcoming these girls home. 💛

And there are plenty of ways to simply get together, too! Our Verde events are back with Movie Nights, Tuesday Play Dates, and the Girls’ Night Out series—including Pilates & Prosecco coming up in September. We’ve got fliers and details for all of the upcoming events below, so save a few dates, grab a friend, bring the kiddos, or find the project that speaks to you. Around here, community isn’t a side project—it’s woven into everything we do, whether we’re serving together, doing business together, or just creating an excuse to spend time with the people we love.
