Summer has a funny way of making us appreciate home just a little bit more.

However you've spent your summer, there's something comforting about coming home at the end of the day.
Around here, we've been helping a lot of families find that feeling.
This week we celebrated two first-time homebuyers who officially traded rent payments for mortgage payments and a place to truly call their own. There's something incredibly special about handing over keys to someone who's worked so hard to reach this milestone. đMarket Watch: Stable Isn't BoringâIt's Opportunity
If you've been following the headlines, you've probably noticed they're getting a little quieter.
That's because the Greater Phoenix market isn't making dramatic moves right nowâand honestly, that's not a bad thing.
The latest Cromford Report shows a market that's behaving much the way we'd expect for early July. Inventory continues to decline, demand has slowed slightly with the summer season, and prices remain remarkably steady. In other words, we're seeing a healthy, predictable market rather than the wild swings we've experienced over the past several years.
One of the biggest shifts this month is that sellers have a little less competition than they did just a few weeks ago. Active listings are down compared to both last month and this time last year, giving well-prepared homes a better chance to stand out. Some luxury sellers are even waiting until temperatures cool down before bringing their homes to market, which has reduced inventory even further at the higher price points.

What Summer Buyers Are Really Looking for...
Summer often brings fewer showings as families travel, kids are out of school, and attention shifts away from house hunting. But don't mistake fewer showings for less opportunity. The buyers touring homes in June and July tend to be the serious ones â the people who are ready to make a decision, not just browsing for fun. That's why keeping your home accessible, show-ready, and responding quickly to showing requests matters so much this time of year. In many cases, one well-timed summer showing can be worth more than a dozen casual spring visitors because the buyer walking through the door is already prepared to act.

This week alone we celebrated two first-time homebuyers becoming homeowners, and we're helping eight more families close before school startsâsome moving up, some downsizing, and others making strategic moves to get into the right neighborhood before the first bell rings. Buyers are still making decisions, they're simply being more intentional about them.
Demand has naturally eased a bit since June, which is exactly what we expect during the hottest part of an Arizona summer. But here's the encouraging news: compared to this time last year, demand is actually stronger. Closed sales are up more than 9% year over year, showing that families are still finding reasons to make a move despite higher interest rates and triple-digit temperatures.
Pricing has also remained impressively stable. The median home price has essentially held steady while the average price per square foot has inched up slightly. When you factor in inflation, that means homes have actually become more affordable in real terms over the past few years. Buyers today often have more negotiating power than they realize, especially compared to the highly competitive markets of 2021 and 2022.
