☀️🏡Brand New Listing LIVE in Norterra☀️🏡

Weekend Warrior: Whatever Comes Next, Start Here 💛🏡

We've been doing a lot of building lately—and we don't mean houses.

Over the past few weeks, we've been quietly expanding something we've dreamed about for a long time: a collection of resources designed to help our community navigate not just real estate, but the life changes that so often come with it. Our FirstHomeIQ Homeownership Education Portal is helping future homeowners understand where to start. We've created a dedicated resource for our luxury clients who need a different level of strategy, marketing, and expertise. And we're continuing to build out resources for families navigating transitions, because we know that sometimes a move comes during a chapter you didn't exactly choose.

It's all part of the same bigger vision we've had for years. We want to be the gal who knows a gal. The place you can start when you don't know who to call. The team that can answer the real estate question—and help connect you to someone trustworthy when the question has nothing to do with real estate at all. Between our community partnerships, nationwide referral network, professional designations, educational resources, and the relationships we've built across the Valley, we're creating something we hope serves you long before and long after there's ever a sign in your yard.

Our Homeownership Education Portal Is Live

One of the biggest misconceptions about buying a home is that you have to have everything figured out before you reach out to a real estate agent. The truth is, most people don't know where to start—and that's exactly why we created this resource. We're excited to announce our new partnership with FirstHomeIQ, bringing a complete Homeownership Education Portal to the Amy Jones Group website. Whether you're dreaming about buying your very first home, wondering how much you should save, trying to understand credit and financing, or simply curious about how the process works, you'll now have access to trusted, easy-to-understand education all in one place.

We believe buying a home shouldn't feel intimidating. It should feel empowering. The more you understand the process, the more confident you'll be when it's time to make one of the biggest financial decisions of your life. The portal is designed to let you learn at your own pace with articles, videos, calculators, and educational tools that answer the questions most buyers have long before they're ready to tour homes. Even if buying is still a year—or a few years—away, it's never too early to start building your knowledge. Of course, education is only one piece of the puzzle. Every family's goals, finances, and timeline are different, which is why we're always happy to sit down, answer questions, and help you create a plan that's personalized to you. Think of the portal as your foundation—and our team as your guide whenever you're ready for the next step.

Whether you're a first-time buyer, planning your next move, helping an adult child prepare for homeownership, or simply curious about what's possible, we invite you to explore the new Homeownership Education Portal. Because informed buyers make confident homeowners - and that's exactly what we want for every client we serve. 💛

And speaking of community, today we're wrapping up our summer volunteer season with ICAN at their End of Summer Bash! It's hard to believe we're saying "end of summer" when it's still VERY much summer outside, but some of our kiddos actually headed back to school this week. 😅 We're excited to spend the day celebrating the kids and families we've gotten to know through another season of volunteering together.

Maybe it's fitting that back-to-school week also brought us two brand-new listings today. One in Union Park at Norterra and another in Wayne Ranch in San Tan Valley—two completely different parts of the Valley and two great opportunities depending on what "home" looks like for you right now.

We've also got open houses happening all weekend, and if you're a first-time buyer, we're going to say it again: don't sleep on this market. We're seeing our first-time buyers negotiate, find great opportunities, and get into homes in ways that simply weren't possible during the frenzy of a few years ago. If you're even wondering whether homeownership could be possible, start with our education portal—or better yet, start a conversation with us.

We're glad you're here. 💛

Inside this week’s edition:

🏡 New listings + recent closings
⚽ A fresh market breakdown in plain English
☀️ Summer opportunities for buyers (AND Sellers!)
⚽ Upcoming events, volunteer dates, and ways to get involved
🎉 Open houses happening this weekend across the Valley

And wherever your weekend takes you, be sure to tag us - we love seeing what you're up to. 💛

📊Market Watch: One Market, Lots of Different Opportunities

If there's one thing we want you to understand about today's real estate market, it's this: your neighbor's market may not be your market.

The latest numbers across Greater Phoenix continue to paint a picture of a relatively stable housing market, but when we zoom in, we're seeing very different opportunities depending on the city, price point, and even neighborhood.

Overall, conditions have softened slightly for sellers over the past month. Demand continues to slow as we move through the hottest part of the summer, while supply has stopped falling. Eleven of the cities tracked by Cromford are now moving in a direction that favors buyers, while seven are moving toward sellers. We currently have eight cities considered seller's markets, four balanced, and six buyer's markets.

But those numbers only tell part of the story.

Paradise Valley and other higher-end areas have been improving for sellers, while parts of the Southeast Valley—including San Tan Valley, Tempe, and Chandler—have been moving in a direction more favorable to buyers. That doesn't mean every Chandler seller should worry or every San Tan buyer will get a huge discount. We know firsthand that the right home can still attract strong interest and multiple offers. It means strategy needs to start with your actual neighborhood—not a national headline or even a Valley-wide statistic.

Pricing remains relatively steady, too. The median sales price is currently about $451,000, compared with $457,500 last month and $445,990 one year ago. Average sales price per square foot actually increased slightly over the past month, although pending sales suggest we could see some normal seasonal softening as we move toward August.

🏡 What This Means for Buyers

If you're a first-time buyer, this is exactly why we've been saying: don't sleep on this market.

We're helping first-time buyers get out of rentals and into homes right now because there are places where buyers finally have options. Depending on where you're shopping, that could mean negotiating on price, asking for closing-cost assistance, or simply having enough time to make a thoughtful decision without competing against 20 other offers.

We're also seeing a significant shift toward resale homes. In June, resale closings in Maricopa County were up 12.3% compared with last year, while new-home closings fell more than 20%. New construction represented just 15.8% of the market, down from 20.8% a year ago. That doesn't mean you shouldn't buy new—it means buyers are finding value in resale homes again, and it's worth comparing all of your options before deciding what's right for you.

☀️ What This Means for Sellers

Buyers having more options doesn't mean sellers can't win.

It means you need to know your competition. Pricing, preparation, presentation, and marketing matter enormously right now. We're still seeing homes sell quickly and competitively when everything lines up, while other listings sit because the market is telling us something needs to change.

And with fewer active listings today than both last month and this time last year, sellers who come to market prepared may have less competition than they expect.

🏛️ And About Those Federal Housing Changes...

There's also been discussion about new federal housing policy and what it could mean for institutional investors and housing supply. One important part of that story is actually what didn't make it into the final legislation.

Earlier proposals included much stronger restrictions that could have forced institutional investors to sell existing homes and potentially added a large amount of inventory to the market quickly. Those provisions did not survive in that form. According to the Cromford analysis, the final policy is unlikely to create a sudden flood of investor-owned homes onto the Arizona market. Instead, the remaining provisions aimed at increasing affordable housing are expected to have a much slower, more gradual impact on supply.

So if you're waiting for one big policy change, interest-rate announcement, or market shift to suddenly transform your options, you may be waiting for something that isn't coming.

Elevating the Luxury Real Estate Experience

Luxury real estate is about much more than a home with a higher price tag. It's about thoughtful representation, strategic marketing, trusted relationships, and understanding that every client's definition of luxury is different. That's why we've expanded the luxury resources on the Amy Jones Group website—to give buyers and sellers a place to explore not only Arizona's exceptional properties, but also the expertise, global connections, and personalized service that make a difference when navigating the luxury market.

As members of the Luxury Real Estate network, our clients benefit from far more than a designation behind our name. Sellers gain access to one of the world's largest luxury real estate platforms, connecting their home to qualified buyers both locally and around the globe. Buyers gain access to an extensive network of luxury professionals, exclusive opportunities, and experienced guidance throughout every step of their search. Combined with more than two decades of experience serving the Phoenix metro area, these relationships allow us to deliver local expertise backed by international reach.

Whether you're considering the sale of a luxury property, searching for your next home, relocating to Arizona, or simply exploring what's available in our market, we invite you to browse our Luxury Real Estate resources. Our goal has never been to impress clients with credentials alone. It's to show how those relationships, designations, and partnerships translate into better marketing, stronger representation, broader exposure, and an elevated experience from beginning to end. 💛

🔥 UPCOMING EVENTS & OPEN HOUSES 🔥

One of our favorite parts of these little Instagram snapshots is getting to look back at all the ways this community continues to show up for one another. 💛 And around here, there’s never really an “off season” for getting involved! By the time this Weekend Warrior hits your inbox, we’ll have wrapped up our final ICAN summer volunteer event, but there’s already another opportunity to jump in this weekend, helping paint hallways at a local school near Gilbert and Guadalupe to get them ready for the new school year. Then in August, we’re bringing giving back right into our quarterly Business Mixer with a packing party for 50 Confidence Kits, providing essential hygiene products to individuals and families throughout the East Valley. Whether you have an hour to volunteer, want to donate supplies, join us at an event, or simply help spread the word, there are so many ways to be part of it. Community isn’t a side project for us—it’s woven into everything we do, all year long. And we always want to know: what local charities and causes matter to you? Tag us when you share their needs so we can help highlight them here and in future editions of Weekend Warrior. 💛

We’ll be sharing more behind-the-scenes, event updates, and ways to get involved over the next few weeks - so if you’re not already following along on Instagram, that’s the best place to stay connected and see it all unfold in real time. 💛

Around here, events aren’t just things to attend - they’re how we build relationships, strengthen families, and create lasting memories together. If you’re looking for a way to plug in, serve, or simply spend time with great people, there truly is something for everyone this season. 💛
