📊Market Watch: One Market, Lots of Different Opportunities
If there's one thing we want you to understand about today's real estate market, it's this: your neighbor's market may not be your market.
The latest numbers across Greater Phoenix continue to paint a picture of a relatively stable housing market, but when we zoom in, we're seeing very different opportunities depending on the city, price point, and even neighborhood.
Overall, conditions have softened slightly for sellers over the past month. Demand continues to slow as we move through the hottest part of the summer, while supply has stopped falling. Eleven of the cities tracked by Cromford are now moving in a direction that favors buyers, while seven are moving toward sellers. We currently have eight cities considered seller's markets, four balanced, and six buyer's markets.
But those numbers only tell part of the story.
Paradise Valley and other higher-end areas have been improving for sellers, while parts of the Southeast Valley—including San Tan Valley, Tempe, and Chandler—have been moving in a direction more favorable to buyers. That doesn't mean every Chandler seller should worry or every San Tan buyer will get a huge discount. We know firsthand that the right home can still attract strong interest and multiple offers. It means strategy needs to start with your actual neighborhood—not a national headline or even a Valley-wide statistic.
Pricing remains relatively steady, too. The median sales price is currently about $451,000, compared with $457,500 last month and $445,990 one year ago. Average sales price per square foot actually increased slightly over the past month, although pending sales suggest we could see some normal seasonal softening as we move toward August.

What Summer Buyers Are Really Looking for...
Summer often brings fewer showings as families travel, kids are out of school, and attention shifts away from house hunting. But don't mistake fewer showings for less opportunity. The buyers touring homes in June and July tend to be the serious ones — the people who are ready to make a decision, not just browsing for fun. That's why keeping your home accessible, show-ready, and responding quickly to showing requests matters so much this time of year. In many cases, one well-timed summer showing can be worth more than a dozen casual spring visitors because the buyer walking through the door is already prepared to act.

🏡 What This Means for Buyers
If you're a first-time buyer, this is exactly why we've been saying: don't sleep on this market.
We're helping first-time buyers get out of rentals and into homes right now because there are places where buyers finally have options. Depending on where you're shopping, that could mean negotiating on price, asking for closing-cost assistance, or simply having enough time to make a thoughtful decision without competing against 20 other offers.
We're also seeing a significant shift toward resale homes. In June, resale closings in Maricopa County were up 12.3% compared with last year, while new-home closings fell more than 20%. New construction represented just 15.8% of the market, down from 20.8% a year ago. That doesn't mean you shouldn't buy new—it means buyers are finding value in resale homes again, and it's worth comparing all of your options before deciding what's right for you.

☀️ What This Means for Sellers
Buyers having more options doesn't mean sellers can't win.
It means you need to know your competition. Pricing, preparation, presentation, and marketing matter enormously right now. We're still seeing homes sell quickly and competitively when everything lines up, while other listings sit because the market is telling us something needs to change.
And with fewer active listings today than both last month and this time last year, sellers who come to market prepared may have less competition than they expect.
🏛️ And About Those Federal Housing Changes...
There's also been discussion about new federal housing policy and what it could mean for institutional investors and housing supply. One important part of that story is actually what didn't make it into the final legislation.
Earlier proposals included much stronger restrictions that could have forced institutional investors to sell existing homes and potentially added a large amount of inventory to the market quickly. Those provisions did not survive in that form. According to the Cromford analysis, the final policy is unlikely to create a sudden flood of investor-owned homes onto the Arizona market. Instead, the remaining provisions aimed at increasing affordable housing are expected to have a much slower, more gradual impact on supply.
So if you're waiting for one big policy change, interest-rate announcement, or market shift to suddenly transform your options, you may be waiting for something that isn't coming.
