đMarket Watch: The Headlines Don't Tell the Whole Story
If you've been following national real estate news lately, you might think home prices are soaring again. But here in Greater Phoenix, the story is much more nuancedâand honestly, much more encouraging.
The latest Cromford Report shows we're still in a mild buyer's market, but it's one that's remarkably stable. Inventory has actually declined 3% compared to this time last year, homes under contract are up 3%, and closed sales have increased more than 6% year over year. In other words? Buyers are still buying, sellers are still selling, and the market continues to moveâjust at a healthier pace than we've seen in years.
One of the biggest misconceptions right now comes from the way national headlines report home prices. You may have seen articles claiming prices are at "record highs." That's technically true if you're looking at the average sales price, but averages are heavily influenced by luxury home sales. Here in Phoenix, the median sales priceâthe number that better reflects what most families are actually payingâhas remained relatively steady and is still well below the peak we saw in 2022. Luxury homes continue to perform well, while most price points have experienced only very modest movement.

Many buyers are taking advantage of negotiation opportunities that simply didn't exist a few years ago. Seller-paid closing costs remain common, buyers are negotiating closer toâbut still belowâlist price, and thoughtful buyers have more time to make good decisions instead of rushing into multiple-offer situations. At the same time, well-prepared homes that are priced correctly continue to attract strong interest. In fact, several of our recent listings have generated multiple offers because they entered the market with the right strategy from day one.
One thing worth remembering is that while summer often feels quieter, that doesn't mean the market has stopped. Families are preparing for fall moves, inherited properties continue to come to market, relocations are happening every week, and we're already seeing our September calendar fill with listing appointments.
