 Weekend Warrior: Summer Looks Good on You ☀️⚽🏡

If your house has looked anything like ours lately, there's a good chance your calendar has become a colorful masterpiece of camps, swim lessons, vacations, World Cup matches, and trying to squeeze in dinner somewhere between all of it.

Summer has officially found its rhythm.

One thing we've loved watching this week is how the World Cup has become the backdrop for so many gatherings. Friends, neighbors, and complete strangers are finding themselves cheering together over a game, reminding us that community has a funny way of showing up in the simplest moments. Whether you're hosting friends around the TV or planning your Fourth of July celebrations, this season has a way of bringing people together.

Around here, we've been just as busy. We celebrated more closings, continued helping buyers navigate a market that's becoming more neighborhood-specific than ever, and officially launched one of the projects we've been dreaming about for months: our new Homeownership Education Portal through FirstHomeIQ. It's the first of many new resources we're building because our vision has always been bigger than helping people buy and sell homes. We want to be the team you think of whenever life changes—and hopefully the team that knows exactly who can help.

That same philosophy carried into another week of client conversations, leadership training, and community building. From helping keep transactions together through thoughtful communication to expanding our referral network across the country through our Certified Divorce Professional relationships and the Moms in Real Estate Network, we're continuing to build something we hope serves you long before—and long after—you move.

📊Market Watch: Summer Doesn't Mean the Market Stops

If you've driven past an open house lately, you may have noticed something interesting.

Yes, it's hot. Yes, families are on vacation. And yes... buyers are still buying.

One of the biggest myths about Arizona real estate is that everything comes to a halt once temperatures climb into the triple digits. The latest Cromford data—and what we're seeing with our own clients—tells a different story.

Homes continue to go under contract every week. In fact, the number of homes under contract this June is still running ahead of both 2024 and 2025. That's an encouraging sign because this is exactly when the market would normally begin slowing for the summer.

We're no longer in a market where every neighborhood behaves the same way. Chandler continues to be incredibly competitive in many price points, while buyers in other parts of the Valley still have room to negotiate. Luxury communities continue to perform differently than entry-level neighborhoods, and even two homes a few miles apart can experience very different demand.

That's why local strategy matters more than broad headlines.

Another interesting trend we're watching is pricing. The market has remained remarkably steady. The median sales price has edged up to about $457,500, and Cromford is forecasting the possibility of slightly stronger pricing into July—even though we typically expect prices to soften during the third quarter. Does that mean prices are about to take off? Not necessarily.

It means the market continues to surprise people by being... stable. Perhaps the most important takeaway is that serious buyers are still out there. While overall activity naturally slows during the hottest months, the people touring homes right now are usually doing so because they need to move—not because they're casually browsing. That's good news for sellers whose homes are priced correctly and marketed well.

☀️ What This Means for You

Buyers:
Don't assume you have to wait until fall. Summer often creates excellent opportunities to negotiate, and fewer casual shoppers means less competition for many homes. The key is understanding which neighborhoods still see multiple offers and which ones offer more leverage.

Sellers:
Don't let the heat fool you into thinking buyers disappear. Serious buyers are still writing contracts every day, and we're seeing that with our own listings. Presentation, pricing, and marketing continue to make all the difference.

The question isn't whether it's a good market. The question is whether it's the right market for your next move—and we'd love to help you figure that out.
