📊Market Watch: Summer Doesn't Mean the Market Stops
If you've driven past an open house lately, you may have noticed something interesting.
Yes, it's hot. Yes, families are on vacation. And yes... buyers are still buying.
One of the biggest myths about Arizona real estate is that everything comes to a halt once temperatures climb into the triple digits. The latest Cromford data—and what we're seeing with our own clients—tells a different story.
Homes continue to go under contract every week. In fact, the number of homes under contract this June is still running ahead of both 2024 and 2025. That's an encouraging sign because this is exactly when the market would normally begin slowing for the summer.

What Summer Buyers Are Really Looking for...
Summer often brings fewer showings as families travel, kids are out of school, and attention shifts away from house hunting. But don't mistake fewer showings for less opportunity. The buyers touring homes in June and July tend to be the serious ones — the people who are ready to make a decision, not just browsing for fun. That's why keeping your home accessible, show-ready, and responding quickly to showing requests matters so much this time of year. In many cases, one well-timed summer showing can be worth more than a dozen casual spring visitors because the buyer walking through the door is already prepared to act.

We're no longer in a market where every neighborhood behaves the same way. Chandler continues to be incredibly competitive in many price points, while buyers in other parts of the Valley still have room to negotiate. Luxury communities continue to perform differently than entry-level neighborhoods, and even two homes a few miles apart can experience very different demand.
That's why local strategy matters more than broad headlines.
Another interesting trend we're watching is pricing. The market has remained remarkably steady. The median sales price has edged up to about $457,500, and Cromford is forecasting the possibility of slightly stronger pricing into July—even though we typically expect prices to soften during the third quarter. Does that mean prices are about to take off? Not necessarily.
It means the market continues to surprise people by being... stable. Perhaps the most important takeaway is that serious buyers are still out there. While overall activity naturally slows during the hottest months, the people touring homes right now are usually doing so because they need to move—not because they're casually browsing. That's good news for sellers whose homes are priced correctly and marketed well.

Buyers:
Don't assume you have to wait until fall. Summer often creates excellent opportunities to negotiate, and fewer casual shoppers means less competition for many homes. The key is understanding which neighborhoods still see multiple offers and which ones offer more leverage.
Sellers:
Don't let the heat fool you into thinking buyers disappear. Serious buyers are still writing contracts every day, and we're seeing that with our own listings. Presentation, pricing, and marketing continue to make all the difference.
