If you've looked at the forecast, you already know what we're about to say: it's going to be a hot one. With temperatures expected to climb past 116°, this may be the hottest weekend we've seen all year. Thankfully, many of the kids are back in school (or heading back this week), routines are settling in, and little by little, life is starting to find its rhythm again after a busy summer.
That rhythm shows up in real estate, too. Every year around this time, we see a small seasonal slowdown in mortgage applications as families shift their attention to school schedules, vacations wrap up, and everyone catches their breath. It's completely normal—and if history tells us anything, it won't last for long. Before we know it, conversations about fall moves will become holiday plans, and then suddenly we're talking about January, when inventory traditionally drops and competition begins picking back up. It sounds funny to say that while it's still a thousand degrees outside, but after doing this for years...we know how quickly that calendar turns.

📊Market Watch: The Valley Isn't Moving as One Market Anymore
If there's one thing this month's numbers reinforce, it's that where you're buying or selling matters just as much as when.
The latest Cromford Report shows the Greater Phoenix market continues to hold remarkably steady overall, but underneath that stability we're seeing different parts of the Valley heading in very different directions. The luxury markets in places like Paradise Valley and Cave Creek continue to strengthen for sellers, while much of the Southeast Valley—including Chandler, Tempe, San Tan Valley, Maricopa, and Queen Creek—is becoming more favorable for buyers.
That might sound surprising, especially if you're seeing headlines about home prices climbing again.
Here's the important distinction: not all homes are appreciating at the same rate.
According to Cromford, when inflation is factored in, the typical Phoenix home is actually more affordable today than it was at the beginning of 2024. While luxury homes—particularly larger homes in the Northeast Valley—have continued to appreciate, many entry-level and mid-range homes have remained relatively flat or even become more affordable in real terms.
That's exactly what we're seeing with our own clients.

By late July, it’s easy to assume the main selling season has come and gone. Spring listings have closed, school calendars are back on the refrigerator, and fall no longer feels far away. This month we've helped first-time buyers become homeowners, families prepare for the new school year, and sellers position their homes successfully before the traditional fall market begins. Even though mortgage applications have slowed slightly—as they often do during the hottest part of the summer—we're already seeing our appointment calendar fill with conversations about September and October moves.

Buyers have more time to think, more inventory to choose from, and in many cases the ability to negotiate closing costs, repairs, or pricing that simply wasn't possible a few years ago.
