☀️🏡Brand New Listing LIVE in Mesa, Arizona☀️🏡

Weekend Warrior: It's Hot Outside... But Things Are Heating Up in All the Right Ways ☀️🏡

If you've looked at the forecast, you already know what we're about to say: it's going to be a hot one. With temperatures expected to climb past 116°, this may be the hottest weekend we've seen all year. Thankfully, many of the kids are back in school (or heading back this week), routines are settling in, and little by little, life is starting to find its rhythm again after a busy summer.

That rhythm shows up in real estate, too. Every year around this time, we see a small seasonal slowdown in mortgage applications as families shift their attention to school schedules, vacations wrap up, and everyone catches their breath. It's completely normal—and if history tells us anything, it won't last for long. Before we know it, conversations about fall moves will become holiday plans, and then suddenly we're talking about January, when inventory traditionally drops and competition begins picking back up. It sounds funny to say that while it's still a thousand degrees outside, but after doing this for years...we know how quickly that calendar turns.

If moving is already on your mind, don't let a busy schedule convince you to wait. You don't need to add another project to your to-do list—you just need a team that can help carry it. This week alone we celebrated more first-time homebuyers becoming homeowners, we're helping another client sell her very first property next week, and we're putting the finishing touches on a beautiful coming soon listing in Ocotillo Lakes that we can't wait to share with you. We haven't taken our foot off the gas pedal—we're just running a little more air conditioning while we do it.

Our Homeownership Education Portal Is Live

One of the biggest misconceptions about buying a home is that you have to have everything figured out before you reach out to a real estate agent. The truth is, most people don't know where to start—and that's exactly why we created this resource. We're excited to announce our new partnership with FirstHomeIQ, bringing a complete Homeownership Education Portal to the Amy Jones Group website. Whether you're dreaming about buying your very first home, wondering how much you should save, trying to understand credit and financing, or simply curious about how the process works, you'll now have access to trusted, easy-to-understand education all in one place.

We believe buying a home shouldn't feel intimidating. It should feel empowering. The more you understand the process, the more confident you'll be when it's time to make one of the biggest financial decisions of your life. The portal is designed to let you learn at your own pace with articles, videos, calculators, and educational tools that answer the questions most buyers have long before they're ready to tour homes. Even if buying is still a year—or a few years—away, it's never too early to start building your knowledge. Of course, education is only one piece of the puzzle. Every family's goals, finances, and timeline are different, which is why we're always happy to sit down, answer questions, and help you create a plan that's personalized to you. Think of the portal as your foundation—and our team as your guide whenever you're ready for the next step.

Whether you're a first-time buyer, planning your next move, helping an adult child prepare for homeownership, or simply curious about what's possible, we invite you to explore the new Homeownership Education Portal. Because informed buyers make confident homeowners - and that's exactly what we want for every client we serve. 💛

And of course, community keeps moving right alongside us. In just a couple of weeks we'll gather for our quarterly Business Mixer, where we'll assemble Confidence Kits for neighbors in need. We've got one final splash pad day before summer officially comes to a close, and we're getting ready for a project we're especially excited about: helping renovate a local girls' home. We can't share all the details just yet, but we can tell you this—we're going to need volunteers, and we'd love to have you join us.

So pour another glass of ice water, stay cool this weekend, and scroll on for open houses, new listings, market updates, upcoming events, and a few of the projects we're most excited to share with you.

Have a wonderful weekend, and we'll see you out there. 💛

📊Market Watch: The Valley Isn't Moving as One Market Anymore

If there's one thing this month's numbers reinforce, it's that where you're buying or selling matters just as much as when.

The latest Cromford Report shows the Greater Phoenix market continues to hold remarkably steady overall, but underneath that stability we're seeing different parts of the Valley heading in very different directions. The luxury markets in places like Paradise Valley and Cave Creek continue to strengthen for sellers, while much of the Southeast Valley—including Chandler, Tempe, San Tan Valley, Maricopa, and Queen Creek—is becoming more favorable for buyers.

That might sound surprising, especially if you're seeing headlines about home prices climbing again.

Here's the important distinction: not all homes are appreciating at the same rate.

According to Cromford, when inflation is factored in, the typical Phoenix home is actually more affordable today than it was at the beginning of 2024. While luxury homes—particularly larger homes in the Northeast Valley—have continued to appreciate, many entry-level and mid-range homes have remained relatively flat or even become more affordable in real terms.

That's exactly what we're seeing with our own clients.

This month we've helped first-time buyers become homeowners, families prepare for the new school year, and sellers position their homes successfully before the traditional fall market begins. Even though mortgage applications have slowed slightly—as they often do during the hottest part of the summer—we're already seeing our appointment calendar fill with conversations about September and October moves.

☀️ What This Means for Buyers

If you're shopping in many parts of the Southeast Valley, you're still in one of the best negotiating environments we've seen in several years. Buyers have more time to think, more inventory to choose from, and in many cases the ability to negotiate closing costs, repairs, or pricing that simply wasn't possible a few years ago.

If you've been waiting for things to "settle down," this may be the window you've been hoping for.

🏡 What This Means for Sellers

A balanced market doesn't mean buyers have disappeared.

It means preparation matters more than ever.

We're continuing to see well-priced, professionally marketed homes generate strong interest—and in some neighborhoods, multiple offers. Buyers are still out there. They're simply more selective and more informed than they were during the frenzy markets of 2021 and 2022.

💛 The Big Takeaway

This isn't a market to fear.

It's a market to understand.

Some neighborhoods are becoming more competitive for buyers. Others are creating negotiation opportunities that haven't existed in years. The key isn't trying to time the entire market perfectly—it's understanding what's happening in your neighborhood, your price point, and for your goals.

That's why we always say there isn't one Phoenix market.

There are hundreds of neighborhood markets.

And helping you navigate your market is exactly what we're here for. 💛

Elevating the Luxury Real Estate Experience

Luxury real estate is about much more than a home with a higher price tag. It's about thoughtful representation, strategic marketing, trusted relationships, and understanding that every client's definition of luxury is different. That's why we've expanded the luxury resources on the Amy Jones Group website—to give buyers and sellers a place to explore not only Arizona's exceptional properties, but also the expertise, global connections, and personalized service that make a difference when navigating the luxury market.

As members of the Luxury Real Estate network, our clients benefit from far more than a designation behind our name. Sellers gain access to one of the world's largest luxury real estate platforms, connecting their home to qualified buyers both locally and around the globe. Buyers gain access to an extensive network of luxury professionals, exclusive opportunities, and experienced guidance throughout every step of their search. Combined with more than two decades of experience serving the Phoenix metro area, these relationships allow us to deliver local expertise backed by international reach.

Whether you're considering the sale of a luxury property, searching for your next home, relocating to Arizona, or simply exploring what's available in our market, we invite you to browse our Luxury Real Estate resources. Our goal has never been to impress clients with credentials alone. It's to show how those relationships, designations, and partnerships translate into better marketing, stronger representation, broader exposure, and an elevated experience from beginning to end. 💛

🔥 UPCOMING EVENTS & OPEN HOUSES 🔥

One of our favorite parts of these little Instagram snapshots is getting to look back at all the ways this community continues to show up for one another. 💛 We wrapped up another incredible summer with our ICAN volunteer events, and we're so grateful to everyone who gave their time to make those days memorable for local kids and families. But around here, serving our community doesn't stop when summer ends! In August, we'll bring giving back right into our quarterly Business Mixer, where we'll be packing 50 Confidence Kits filled with essential hygiene products for individuals and families throughout the East Valley. We're also preparing for upcoming projects like remodeling a local group home, assembling comfort kits for those undergoing chemotherapy, and kicking off our holiday season of service before we know it. Whether you have an hour to volunteer, want to donate supplies, join us at an event, or simply help spread the word, there are so many ways to be part of it. Community isn't a side project for us—it's woven into everything we do, all year long. And as always, we'd love to know: what local charities or causes matter most to you? Tag us when you share their needs so we can help spotlight them here and in future editions of Weekend Warrior. 💛

We’ll be sharing more behind-the-scenes, event updates, and ways to get involved over the next few weeks - so if you’re not already following along on Instagram, that’s the best place to stay connected and see it all unfold in real time. 💛

Around here, events aren’t just things to attend - they’re how we build relationships, strengthen families, and create lasting memories together. If you’re looking for a way to plug in, serve, or simply spend time with great people, there truly is something for everyone this season. 💛
