📊Market Watch: Summer Doesn't Mean Stop
One of the biggest myths we hear every year is that once Arizona temperatures hit triple digits, the housing market shuts down.
The numbers tell a different story.
According to the latest Cromford Report, active listings are actually down compared to this time last year, listings under contract are up more than 5%, and closed sales have increased nearly 8%. In other words, buyers are still buying, sellers are still selling, and life continues to happen even when it's 110 degrees outside.
That's exactly what we're seeing on the ground.
May was one of our strongest months of the year, June is already shaping up to be another busy one, and many of our lending partners are reporting similar activity. This week alone we've seen multiple buyers secure contracts, new listings hit the market, and another Chandler seller navigate a multiple-offer situation. Not bad for a market people keep calling "slow."
The broader market remains what Cromford classifies as a mild buyer's market, but that doesn't mean every neighborhood, price point, or property type behaves the same way. Buyers shopping under $1 million still have negotiating power in many areas. They're seeing opportunities to ask for repairs, request closing cost assistance, and take their time making decisions in ways that simply weren't possible a few years ago. Meanwhile, certain luxury markets continue to perform exceptionally well, and we're already seeing pockets of the Valley where sellers are receiving strong offers with very little negotiation.
Another interesting trend is that affordability is slowly improving. Arizona incomes continue to rise faster than inflation, home prices have remained relatively stable, and buyers today face far less competition than they did during the frenzy years. While nobody is confusing today's market with 2021, many families are finding that buying a home is becoming more attainable than it felt even a year ago. Continued below...
What Summer Buyers Are Really Looking for...
Summer often brings fewer showings as families travel, kids are out of school, and attention shifts away from house hunting. But don't mistake fewer showings for less opportunity. The buyers touring homes in June and July tend to be the serious ones — the people who are ready to make a decision, not just browsing for fun. That's why keeping your home accessible, show-ready, and responding quickly to showing requests matters so much this time of year. In many cases, one well-timed summer showing can be worth more than a dozen casual spring visitors because the buyer walking through the door is already prepared to act.

For sellers, there's good news too. New listings are coming to market at one of the slowest rates we've seen in decades, which means inventory isn't building the way many people expected. At the same time, canceled listings are down compared to last year and demand remains steady. That's helping create a market where properly priced homes are still finding buyers.
So what does all of this mean?
For buyers, don't assume summer means waiting. Some of the best opportunities we've seen this year have come from buyers willing to shop when everyone else assumes they should stay home.
For sellers, don't assume buyers disappear when school gets out. Families are still relocating, investors are still investing, and people are still making life decisions that require a move.
The big takeaway this month is the same one we've been sharing all year: there isn't one market. There are dozens of micro-markets across the Valley, each behaving a little differently. Understanding which one you're operating in can make the difference between feeling frustrated and finding opportunity.
