That philosophy showed up in real life this week, too. We successfully kept a transaction together through one of the more emotional moments of the process, simply by slowing down, communicating clearly, and helping everyone stay focused on the bigger picture. Real estate can be stressful, but we've always believed that curiosity, connection, and collaboration solve more problems than pressure ever will.

In fact, Mindy had the opportunity to share those same ideas Friday morning while speaking to the Gilbert Executive Mastermind about building stronger relationships through curiosity, connection, and collaboration. It's always rewarding when the lessons we teach in leadership are the same ones we get to practice with our clients every single day.

Of course, it wouldn't be a typical week without plenty of movement in the market. We celebrated two more closings, saw increased activity on several of our newly price-adjusted listings, and continued helping buyers and sellers make smart decisions despite the summer heat. Arizona may be warming up, but the market certainly hasn't gone on vacation.

📊Market Watch: The Headlines Still Don't Tell the Whole Story

If you've spent any time on YouTube or social media lately, you've probably seen someone predicting a housing crash, a foreclosure wave, or the "perfect" time to buy.

Meanwhile, here in the Valley, the market keeps doing what it's been doing all year: quietly moving along.

That's one of the reasons we love sharing these updates. They help separate the headlines from what's actually happening on the ground.

The latest Cromford Report shows the overall market has changed very little over the past month. Conditions have shifted ever so slightly in favor of sellers, but not enough that most buyers or sellers would actually feel the difference. In fact, the balance between supply and demand has remained remarkably steady for months. That's a healthy sign for a market that continues to support both buyers and sellers.

One of the biggest stories this month is that buyers are still buying. As of mid-June, the number of homes under contract remains more than 5% ahead of both 2024 and 2025. That's especially encouraging because we're already into Arizona's hottest months, when activity normally begins to slow. Seasonality is still happening, but more families are making moves than they were this time last year. We're seeing that firsthand.

What Summer Buyers Are Really Looking for...

Summer often brings fewer showings as families travel, kids are out of school, and attention shifts away from house hunting. But don't mistake fewer showings for less opportunity. The buyers touring homes in June and July tend to be the serious ones — the people who are ready to make a decision, not just browsing for fun. That's why keeping your home accessible, show-ready, and responding quickly to showing requests matters so much this time of year. In many cases, one well-timed summer showing can be worth more than a dozen casual spring visitors because the buyer walking through the door is already prepared to act.

Our own team has continued helping buyers get under contract, launching new listings, and watching well-prepared homes attract strong interest. In fact, we recently saw another Chandler home receive multiple offers while other buyers successfully negotiated favorable terms in different parts of the Valley. Both experiences can be true at the same time.

That's because today's market is becoming even more neighborhood-specific.

Luxury communities like Fountain Hills, Paradise Valley, and Scottsdale continue to strengthen, while buyers in areas like Tempe and some of the more affordable parts of the Valley still have meaningful negotiating power. It's another reminder that there isn't one Phoenix market—there are dozens of micro-markets, each behaving a little differently.

Pricing is telling a similar story. Homes under $500,000 have become more affordable over the past few years, while luxury homes continue to appreciate at a much faster pace. That means buyers shopping at different price points are experiencing completely different markets, even if they're only a few miles apart.

We also wanted to address something we've seen making the rounds online: FHA loan delinquency rates. Some national headlines have suggested a wave of foreclosures may be coming. According to the data, that's simply not what's happening. Most of the reported increase is the result of a change in how delinquent loans are counted—not because thousands of homeowners suddenly stopped making payments. On top of that, the vast majority of those homeowners have significant equity, giving them options long before foreclosure becomes a reality.

So what does all of this mean for you?

If you're buying, there are still excellent opportunities to negotiate—especially in many of the Valley's entry-level and mid-priced neighborhoods. If you're selling, don't assume summer means buyers disappear. Homes that are priced correctly, marketed well, and presented beautifully continue to stand out, and we're seeing that with our own listings every week.

The biggest takeaway hasn't changed.

The best real estate decisions aren't made by trying to predict the next headline.

They're made by understanding your local market, your personal goals, and building a strategy around both.
