One of the questions we heard this week made us smile a little: "But I thought the market was bad?"

It's a fair question. Depending on which headline you read, you might think nobody is buying homes, nobody is selling homes, interest rates have ruined everything, and we're all supposed to sit around waiting for some magical future market to arrive. The reality, at least from where we're sitting, looks very different.

This week alone, we helped three buyers go under contract, brought three new listings to market, and celebrated another seller going under contract. That's in addition to the first-time homebuyers we've been helping, the families making moves for work or lifestyle reasons, and the clients taking advantage of opportunities that simply didn't exist a few years ago.

The truth is that every market creates challenges and every market creates opportunities. The difference is often whether you're trying to navigate it alone or whether you have people around you who understand how to make the current market work in your favor. Our clients aren't succeeding because the market is easy. They're succeeding because they have a strategy, a plan, and professionals helping them make smart decisions along the way.

Buyers are finding room to negotiate in ways they couldn't during the frenzy years, while sellers who understand today's market are still moving their homes and moving on to their next chapter. The market isn't bad. It's simply asking people to be more intentional.

📊Market Watch: The Market Keeps Refusing to Be Dramatic

If you've been waiting for the Phoenix real estate market to make some huge move in one direction or the other, this month probably won't satisfy you.

And honestly? That's good news.

As we head into summer, the market continues to do something that frustrates headline writers but helps real families make decisions: it's remaining remarkably stable.

The biggest shift this month is that inventory appears to have peaked for the year and is now beginning to decline. Active listings are down more than 4% compared to this time last year and have fallen from where they were just a month ago. That's a subtle but important change because it means supply is no longer growing the way it was earlier this year. In fact, unless something unexpected happens, we likely won't see inventory begin climbing again until the fall.

At the same time, demand remains steady, though not spectacular. Listings under contract are up compared to a year ago, closed sales are nearly 6% higher than they were last May, and buyers are still actively making moves despite mortgage rates remaining in the mid-6% range.

That's exactly what we're seeing with our own clients.

This week alone we helped three buyers go under contract, brought three new listings to market, and celebrated another seller going under contract. That's not what a frozen market looks like. It's what a functioning market looks like.

What makes today's market unique is that buyers still maintain an advantage in many price ranges, particularly under $1 million. Inventory is healthier than it was during the frenzy years, giving buyers more choices and more negotiating power. At the same time, sellers who price correctly and market their homes well are still finding success, often well before the average days on market.

Another trend we've been talking about continues to show up in the numbers: resale homes are outperforming new construction. Resale transactions were up 6% from a year ago, while new home sales remained significantly lower than last year's pace. For buyers, that means some of the best opportunities may be in existing neighborhoods rather than brand-new communities.

Perhaps the most interesting statistic in this month's report is that while home prices have remained remarkably stable, inflation hasn't. The median home price today is essentially the same as it was a year ago. In practical terms, that means homes have actually become more affordable relative to the rest of the economy. Buyers may not feel like prices are falling, but they are getting more value than they were twelve months ago.

For sellers, don't let the phrase "buyer's market" scare you. There is a big difference between a market where buyers have negotiating power and a market where homes aren't selling. We're simply not seeing the latter. Well-prepared homes continue to attract attention, and motivated buyers are still making decisions every day.

The bottom line? The market isn't booming. It isn't crashing. It isn't doing anything particularly dramatic at all.

It's simply creating opportunities for people who understand how to use it.

And whether you're buying your first home, moving up, downsizing, investing, or helping a family member navigate a major life transition, that's often exactly the kind of market you want.
