The school events are stacking up, the calendars are chaos, the flu is making its rounds, and somehow everyone is still trying to keep life moving at full speed. “May-cember” has officially arrived — and honestly, we know so many of our mommas out there can relate.
And somehow, in the middle of all of it, our team still celebrated FIVE closings this week. 🎉
Truthfully, it’s been incredible. Half the team has been battling the flu while still showing up for clients, juggling school activities, final walkthroughs, moving trucks, and all the little moments in between. We’re still riding the high from our Love Local event last weekend - Check Out All The Pics! - while simultaneously planning out a summer calendar packed with volunteer events, kids camps, splash pad meetups, and ways to stay connected through the hottest months ahead.
On the market side, we’re continuing to see something really interesting happen: while new home sales are slowing down, the resale market has remained surprisingly resilient. In fact, resale closings are up over last year while pricing has stayed relatively steady, creating some real opportunities for buyers willing to shop through the summer months. Translation? ☀️ Don’t sleep on the hot months. Some of the best opportunities happen when everyone else assumes they should wait.

If you’ve been hearing that we’re in a buyer’s market and wondering what that actually means, this week’s update is an important one.
Across much of the Valley, buyers currently have more negotiating power than they’ve had in years. In fact, true buyer-leaning markets like this have only happened a handful of times over the past 25 years — which makes this a pretty unique window of opportunity for families who are financially and emotionally ready to make a move.
And yet… here’s where the story gets interesting.
Even while the broader market leans toward buyers, well-positioned homes are still selling quickly. Our own listings continue to go under contract well below the average days on market in many areas because pricing, preparation, and strategy matter more now than they have in a long time.

Here’s what the latest numbers are showing us:
• Overall resale activity remains resilient

In April alone, resale closings were up more than 5% compared to last year, while new construction sales dropped significantly again. At the same time, resale pricing has held relatively steady year-over-year, while builders continue adjusting pricing and incentives to compete.
Translation? Summer buyers may have more leverage than they realize.
And while many people assume summer is a slow season because of the heat, the reality is that Arizona real estate doesn’t fully stop — it simply becomes more strategic. Serious buyers are still shopping, families are trying to move before the next school year, and motivated sellers who understand the market are still getting strong results.
We’re also seeing buyers become much more focused on value:
