There’s something about Memorial Day weekend that always feels like the unofficial start of summer in Arizona. The school countdowns are on, moving trucks are starting to roll, pool days are getting scheduled, and families are beginning to look ahead at what this next season will hold.

Around here, it’s been a full week in all the best ways.

We just closed our Prescott listing in Kerby Estates for the highest price per square foot the neighborhood has seen — and honestly, for good reason. The care, updates, and strategy behind that home mattered. And now, we’re getting ready to bring another beautiful Kerby Estates home to market 👀. It’s not on Zillow yet, but if you’ve been waiting for something special in Chandler, we can get you in before it officially hits the market.

We’ve also had some exciting price improvements this week on homes in Chandler and Mesa, which feels like the perfect reminder for buyers: don’t sleep on summer. Less competition often means more negotiating power, more options, and a little more breathing room to make thoughtful decisions. If you’ve been watching the headlines lately, you’d think mortgage rates were swinging wildly every week. But when you zoom out and actually look at the data, the story is far less dramatic.

Over the last year, rates have stayed within roughly three-quarters of a percent of each other. That’s it. And in many cases, that difference can be offset through seller concessions, rate buy-downs, or strategic negotiations that are already happening in today’s market.

Translation? The market is a lot more stable than the news cycle would have you believe.
