Women in Leadership Breakfast - Real Estate Edition

In this exciting edition of our Women in Leadership Breakfast series, we are hosting a panel of the Valley's top Women in Real Estate ready to share with you their tips for success. The panel will be moderated by our very own Mindy Jones, owner of the Amy Jones Group, in partnership with our friends at Fidelity National Title.

We will also have a special guest Dr. Maria L. Hesse, a founding member of the Board of Directors and Chair of the Scholarship Committee at Positive Paths, an organization that exists to support East Valley women in need by providing a life-bridge to economic stability, personal growth and professional achievement for women through mentorship programs, scholarships, and supportive services.

Each year, Positive Paths sends gift cards to their women for the holidays as the majority of the women they serve are very low income. Additionally, they use donated gift cards to raise money at their annual gala where funds are raised to support their scholarship and mentoring programs. Please consider bringing a gift card to our event on November 18th or dropping one off at our office (address below!) prior to the event:

Ways to Get Involved in The Community

ASA Now - Volunteers Needed

ASA Now is seeking volunteers to help us this week at Jacob's Mission Community Center.

Priority is as follows:

- Sort and put away donations

- Prepare Food Boxes

- Fill emergency need requests when a submission is received. Clothing and basic personal item packs are put together/distributed for each child listed on the request - each child or youth receives 3 tops, 3 bottoms, socks, underwear or wipes with diapers/pull ups. Backpack for school aged children or a Comfort bag for children ages 1-4. 3 books, a blanket, hygiene kit and shoes.

- Fill Birthday box request when a submission is received. Put together- costume, 2 new toys, new book, new blanket, as well as a birthday kit in a bag (cake mix, frosting, candles, party decor).

- Assist with cleaning tasks

Tammie Douglas is an Arizona native that has lived in many different cities across the state & growing up in the town of Page/Lake Powell was like living in a scenic dream. She has now claimed the city of Queen Creek in the southeast valley as her forever home.

Tammie has been married to her high school school sweetheart for 23 years and they have 3 amazing children together. They are a military family through and through as her husband is a Lt. Col in the U.S Army and a Blackhawk helicopter pilot, her oldest son and future son-in-law are also both members of the Army National Guard and Blackhawk helicopter mechanics as well.

Tammie became a licensed real estate agent in the summer of ‘2013 after she discovered her personal love and passion for all things real estate and decided to couple that with her immense desire for helping others and building relationships- thus finding herself a career she is truly passionate about. Attention to details and excellent communication skills are two attributes she thrives on. 

When Tammie is not with her clients & helping them to fulfill their dreams of homeownership, you can probably find her somewhere outdoors adventuring with her family- camping, boating, hiking, snowmobiling or skiing!  She also has a great passion for serving on the women’s ministry team and leading women’s Bible studies at her local church.

Payton Douglas

Payton Douglas was born and raised in Arizona and has had the privilege to live all around the country and state as a military brat. Payton was raised in Page, Arizona spending every weekend on beautiful Lake Powell. She has now been blessed to call Queen Creek her home since 2010.

Payton is engaged to marry the love of her life in the spring of 2023. Her fiancé is a member of the U.S. Army National Guard, which is keeping in line with her strong family roots of military history- her father is currently serving as a Lt. Col and Blackhawk helicopter pilot in the U.S. Army and her brother & now fiancé have both fallen fast behind as Blackhawk helicopter mechanics as well.

Payton became a licensed realtor in 2020 taking after her mother who has been an agent since 2013. Payton has a zest for building relationships and a deep love for her home state of Arizona- that she hopes to one day share with every client that comes her way.  Payton counts it as a tremendous honor & blessing not only to work alongside her mom but also to be apart of such an incredible team with the Amy Jones Group, because of their strong work ethic, integrity and their desire to give back to the community in which they serve.

When Payton is not out there making both her & her clients dreams a reality you can count on her being somewhere off the beaten path- camping, snowboarding, wake surfing, or another adventurous road trip- or quite possibly just fueling her caffeine addiction at your local coffee shop. 

Market Update

There’s something that happens after the first of October in Arizona, it’s almost the permission for Fall and all things pumpkin spice. Even if you aren’t a fan, you might find yourself bringing out your boots, your darker fall colors, or even just taking your coffee hot again in the morning. As an Arizona native, I can’t get enough of this time of year and if you take a peek at our events section below, you’ll see why. So much to do, so many fun things to see!


Fall in real estate typically signals a bit of a slowing in the market, which for 2021 just means that we are driving down the road at 90 miles an hour instead of the 120 miles an hour we were racing by in March. We’ve hit almost the same inventory levels that we had in 2020 but are seeing seasonally lower demand that is being masked in part by our friends over at Opendoor, Offerpad, Zillow and Redfin who are on an active buying spree.

Much of the inventory that these iBuyers have accumulated over the last 60 days has yet to be returned to the market so the expectation is that we’ll see a rise in inventory that likely won’t hit until the new year which combined with the potential for these iBuyers to pull from the market at any time could mean that selling conditions could look very different at the turn of the new year.

 

With the rising interest rates, something we predicted would happen but couldn’t determine when we might see the change,  and the expectation that prices will continue to rise another 3-5 percent by the first quarter, we’re having more and more conversations with buyers and sellers who took a little breather from the market frenzy of Quarter 2 and 3 and are ready to get back in the game.

If you are a numbers person, we’ve shared the actual statistics of what’s happening - how many houses are on the market and how this  compares to last year, how many houses are selling as compared to last year, and just how much we’ve appreciated on average just since last year. If you are a home owner and haven’t called to talk about refinancing, lowering your interest rate or taking out equity, or getting an updated comparative market analysis - now might be the time to get the details. For our buyers, we are scouring the inventory for the right homes for you, writing winning offers, and are back in the new construction sales offices for a preview of the inventory you can build.

We now have 9 cities that have moved in favor of sellers in the last month meaning that we’ve got a ways to go before the air is let out of the sails of this market - we need about twice the inventory we have on the market to even be close to a balanced market and prices will continue to rise until we have too many houses for the people who want them which I don’t predict happening any time soon. While new listings have arrived at a slower place - we are watching for that iBuyer inventory to drop. And while demand is still looking strong, its seasonally low and masked by our investor friends. Builders are trying to keep up but I just don’t think we’re going to see much change in our inventory situation before the end of the year.
