Ways to Get Involved in The Community

Parent's Night Out

Saturday, September 18th at 4:00 pm

Caring for children impacted by foster care on a daily basis can be very stressful and difficult for foster and foster adoptive parents. This ultimately takes a toll on the family as a whole. ASA Now provides a much needed break for exhausted foster and adoptive parents while still meeting the special needs of the children. This intervention provides parents with an opportunity to recharge, prevent burn-out, stabilize the whole family, and ultimately result in fewer foster and adoptive disruptions.

ASA Now is in need of caring volunteers to help with our next Parent's Night Out event schedule on Saturday, September 18th. You may volunteer to supervise children, run an activity or serve food.

Volunteers supervising children will be assigned one child or two youth and will be playing games, doing crafts, and serving pizza and fruit to the children.

This much needed water will be given to the homeless and unsheltered.

From now until October 1st, please donate water or funds to our office or we will come and pick them up from you!

Thank you for helping us make a difference this summer.

Tammie Douglas

Tammie Douglas is an Arizona native that has lived in many different cities across the state & growing up in the town of Page/Lake Powell was like living in a scenic dream. She has now claimed the city of Queen Creek in the southeast valley as her forever home.

Tammie has been married to her high school school sweetheart for 23 years and they have 3 amazing children together. They are a military family through and through as her husband is a Lt. Col in the U.S Army and a Blackhawk helicopter pilot, her oldest son and future son-in-law are also both members of the Army National Guard and Blackhawk helicopter mechanics as well.

Tammie became a licensed real estate agent in the summer of ‘2013 after she discovered her personal love and passion for all things real estate and decided to couple that with her immense desire for helping others and building relationships- thus finding herself a career she is truly passionate about. Attention to details and excellent communication skills are two attributes she thrives on.

When Tammie is not with her clients & helping them to fulfill their dreams of homeownership, you can probably find her somewhere outdoors adventuring with her family- camping, boating, hiking, snowmobiling or skiing!  She also has a great passion for serving on the women’s ministry team and leading women’s Bible studies at her local church.

Payton Douglas

Payton Douglas was born and raised in Arizona and has had the privilege to live all around the country and state as a military brat. Payton was raised in Page, Arizona spending every weekend on beautiful Lake Powell. She has now been blessed to call Queen Creek her home since 2010.

Payton is engaged to marry the love of her life in the spring of 2023. Her fiancé is a member of the U.S. Army National Guard, which is keeping in line with her strong family roots of military history- her father is currently serving as a Lt. Col and Blackhawk helicopter pilot in the U.S. Army and her brother & now fiancé have both fallen fast behind as Blackhawk helicopter mechanics as well.

Payton became a licensed realtor in 2020 taking after her mother who has been an agent since 2013. Payton has a zest for building relationships and a deep love for her home state of Arizona- that she hopes to one day share with every client that comes her way.  Payton counts it as a tremendous honor & blessing not only to work alongside her mom but also to be apart of such an incredible team with the Amy Jones Group, because of their strong work ethic, integrity and their desire to give back to the community in which they serve.

When Payton is not out there making both her & her clients dreams a reality you can count on her being somewhere off the beaten path- camping, snowboarding, wake surfing, or another adventurous road trip- or quite possibly just fueling her caffeine addiction at your local coffee shop.

Market Update

Coming off a week of monsoon activity, the weather isn’t the only thing in Arizona that is starting to stabilize. After a wild summer of temperature spikes and flash flood warnings, we’re expecting temperatures to start leveling off much like we expect inventory to sit right around a 3-4 week supply in most parts of the Valley, not shoot up like it has over the last 6 months or down like it has been over the last 10 years.

While buyers waiting for prices to plummet might be disappointed to know that there is no expectation of prices falling until we’ve reached more than 3-6 months of supply of available housing, something that will be hard for us to achieve over a several year period, an increase in inventory as compared to the feeding frenzy that was the first and second quarter of 2021 should be music to everyone’s ears.

With a few more options on the market, the houses that are not prepped to sell are sitting, buyers are able to compete within reason still paying more than asking and with few concessions on those ready to go properties, rental prices are still soaring pushing demand for investment purchases through the roof, and both buyers and sellers are finding the market conditions a little easier to navigate while still preserving the double digit appreciation gained over the last year.

We closed  out August with  an  average closed sale $/sf lower than we entered July, from $252 to $250, indicating pricing stabilization and the first time we’ve seen some normal seasonality in our market since Covid began. While actual sales price is inching back closer down to list price meaning the average sales to list price ratio is far less extreme than it was in the first half of the year, we have seen a sharp rise in the under contract list price $/sf which indicates a September market which will again show a rise in pricing.

There has been a dramatic increase in properties sold between $400K-$800K so knowing  if you sit in this opportunity zone by getting an updated equity analysis  on your home can be the differentiator in your go to market strategy. From cleaning to staging, remodeling to shopping offers - our  home selling experts will ensure that your goals are met - whether its  about the convenience or surety of a cash offer with no showings, the top of the market preparation for a market maximized price, or something in between.

Kristin Altieri - Publisher

Kristin is a Gilbert resident, wife, mother of two boys, and the Publisher of BeLocal Gilbert. Her background is in environmental science and public policy, and Kristin spent several years as the Publisher for Hills South Living & Lifestyle in Las Vegas, NV prior to moving and starting up BeLocal Gilbert. She is passionate about helping local businesses reach their true potential by connecting them with their target markets. As a Midewest native, she has a true appreciation for our Arizona sunshine and the amazing scenery this area has to offer!

BeLocal Gilbert is a printed and digital resource and recommendations guide for new homeowners moving into Gilbert (85298, 85297, 85296 and 85295).

We've worked closely with the Town of Gilbert to compile stories and information that will help newcomers feel welcome and become better acquainted with the people and businesses in the area.

New movers constantly get bombarded with junk mail and an overload of information when they move in. Since newbies can't really rely on word of mouth or referrals yet, since they don't know anyone, BeLocal becomes a go-to resource providing a true local's perspective on where everything is in the area (restaurants, parks and rec activities, churches, golf courses, where to watch the 4th of July, etc.). It's written by the locals which makes it even more useful!

Businesses love it because they know new movers are in a spending spree as they develop new habits, routines and look to find new services. Businesses we work with consistently tell us that they lose or gain about 20% of clients each year due to people moving, which is why they place a high value on reaching new movers quickly. They know the time is limited to capture these people first and so our partners are looking for ways to build trust quickly. New movers spend more in the first 6 months after moving in than they do for the next 3 years, so BeLocal is timed perfectly and becomes a resource that keeps a shelf life for up to a year.
