Welcome back Weekend Warriors! The summer is officially here which means tons of free activities for the kids, open splash pads and water parks, and the BEST weekend trips around right here in the sunny state of Arizona. This week we're kicking off our Weekend Warrior with an update on what's happening in the local real estate market (it's HOT too!), sharing some of our top picks for family friendly events around town, and highlighting some of our FAVORITE nonprofit organizations to get your volunteer love on this Summer! Don't forget the sunscreen, friends - we're going to hit 100 degrees this weekend and that sunshine is a whole thing!
Market Update
We’re back with your market update for the week and while inventory continues to tighten, we are actually seeing less properties under contract than last month - likely the result of a spike in those pesky interest rates. And while we know that demand is highly sensitive to a fluctuation in rates, the thought that prices will go down when interest rates go up has proven to be a bit untrue. In fact, when interest rates go up, so do prices in a chronically low supply market which is what we are facing here in Arizona. Inventory has fallen another 6% in the last month alone and yet prices are up another 2% from last month. Every day that you wait to put your plan together to move up, move down, move in or even move out is costing you. This week we spent some time looking at the options for first time home buyers and those who want to put their equity to work without moving. New loan options became available this week for both making it easier to make a move. Worried that there aren’t ANY houses available for sale? It’s just not true - with more than 8000 home sales last month, we are just looking for your ONE. There’s been lots of local talk this week about water and how supply issues are keeping new construction at bay - with new construction sales up 25% from last month and more than 10% from last year - this is sure to cause some significant constraints. For now, you can still shop in model homes and sales offices, pick your lots and your elevations - but we’ve already heard of at least one builder starting the lottery process back up - if that’s not a sign to get your ducks in a row for a purchase, I don’t know what is. With all 17 major metropolitan cities we track in a sellers market except Maricopa and Buckeye which have finally made it out of a buyer’s market and into balance - we expect continued longterm appreciation on housing (I’m still thinking about that house I sold in 2013!) and chronicle low supply for the foreseeable future.
