Happy 4th of July Weekend, Weekend Warriors!

🗓️ Market Update July 2024 🗓️

Summer Might Be Quiet...Or it Might Be the Calm Before the Storm You've Been Waiting For

The first half of 2024 is over and with it came a super quiet period in valley real estate - not quite dormant but definitely nothing to write home about. There’s nothing wrong with the market per se, it just hasn’t caused any headlines (nothing real at least) and there’s not much to indicate that the second half will look dramatically different.

The good news is that we went into this quiet period with a deficit of inventory, so much like when we entered COVID, we weren’t too worried about demand falling. In other words, when you’ve only got 5 apples to choose from at the grocery store - it doesn’t matter that you’ve only got three people buying them. Now if we had 100 people looking for those same 5 apples…well, then we’d have the massive price increases we saw during COVID.

What we have seen over the course of 2024 is super low numbers of distress (read: foreclosures and pre-foreclosures) with the average credit of successful buyers higher than they’ve ever been. Now that we’re officially in balance, sellers are working with fewer buyers and we’ve seen a bit of a hit to average asking price which isn’t all that unusual for the summer season.

It’s unlikely we’ll see much change to this ho hum market before October unless we get a little gift in terms of an interest rate drop before then - which means while it might be BORING to move in this kind of market, it might just be the calm before the storm that you’ve been waiting for.

So...What Does Balance Look Like, Anyway?

The Cromford Market Index looks at supply and demand in each city and how the two compare - just how big is the gap between the two? Anything over 100 is considered a sellers market and under? Well, that's a buyer's market. Remember that doesn't mean there's only opportunity for EITHER a buyer or seller in those markets - it just means that one might have the upperhand in negotiations. Water Day with ICAN

A huge thank you to the volunteers who came out and made water day at Adams Elementary an absolute success! This year, the Amy Jones Group and Community on Purpose partnered with ICAN Positive Programs for Youth to bring water day to ICAN - we sponsored a water slide, water balloon, water cannons and more to COOL these COOL kids off! We also brought otter pops, rice krispie treats, capri suns and water - but most of all, we brought the fun! It was an absolute blast hanging out with these kids and are so grateful for each of you that donated, volunteered, spread the word, and joined us in person and in spirit! 🎒 BACK TO SCHOOL EVENT 🎒

We Need Your Help!

Every child deserves a backpack filled with the supplies they need for a successful school year. The Amy Jones Group and Community on Purpose are currently collecting backpacks, pencils, pens, scissors, pencil pouches, crayons, markers, highlighters, multi-color folders, water and gift cards for purchasing additional school supplies in partnership with Mesa Prevention Alliance and Community Bridges for their annual Back 2 School event this summer.

This event not only helps bring Mesa families free backpacks stuffed with school supplies and resources to ensure youth, parents, and guardians are prepared for the start of the new school year, but it also will connect them with resources and support within the community.
