Welcome back Weekend Warriors and a very happy and safe Labor Day weekend to you and your family! We got a bit of a reprieve from the HOT Arizona sun yesterday and it looks like we might be lucky enough to stay under 100 degrees this weekend so while you'll still need to stay plenty hydrated, the calendar full of outdoor events is already looking a whole lot better! The Arizona Black Rodeo, catching a Diamondbacks Game, Flashlight Tours at the Desert Botanical Gardens, and endless pool parties at staycation hotspots - we hope you actually find some time to get some rest in there, too!
This is about the time of year that we also start to see that Summer lull in real estate start to wind down, which means if you've been on the fence about making a move - remember that as temperatures slowly start to come down, most people are picking back up their home search and making plans for getting in by the new year. It's wild to think that we're already talking about the New Year but Arizona's market is pretty predictable that way - the first 6 months of the year are typically the MOST popular time to move, followed by the third quarter which just started yesterday and last (because it's so dang hot) is the Summer time.

Market Update
There’s a few new bits of information out this week about the local housing market and they all center around price, something most people really want to know about when they ask “is now a good time to buy”? The first is that price has been increasing - steadily over time of course, but did you know that some homes are literally selling for more than 90% higher than they were in 2015? Just imagine where we can expect to be in the next ten years. And what about that summer lull you heard about? Well, that’s pretty normal too. Every summer except when we rebounded from covid, we see a little weakness in our market. Have you gone to see a vacant home when it’s 115 degrees outside? Yuck. What we find in all of these data points, is that IN SPITE of interest rates that are topping 7% some weeks, and you can expect some more volatility in them over the next couple of days, weaker demand does not mean weaker prices. With half the amount of houses we would need for prices to stop rising, and no expectation of them coming from sellers who have a ton of equity in their homes, I’d say its a pretty darn good to time to start thinking about what might make sense for your family. In today's market, high interest rates don't stop opportunities: first-time buyers get perks like less competition and seller help; those tired of renting can save money and build wealth by owning. Diamondback Games with Kids: Tips for Tots to Teens
Leaving the D-Backs game on 4th of July I saw a mom with her newborn baby. It was also his first game. Mom said her baby cried and slept and cried some more. I said, “Someday it will be easier to bring them, right?” I’m still so glad we brought our little ones to experience all of the lights, music, and loud cheering (consider bringing noise-canceling headphones for those little ones). Chase Field does a great job of making accommodations for families.

Inflation is Slowing - What's Next for Interest Rates?
With inflation and the housing market dominating economic headlines, it’s important to understand how they go hand-in-hand. When the rate of inflation is too high, the Federal Reserve takes action by raising the key interest rate. As a result, borrowing money becomes more expensive—and interest rates on things like car loans, credit cards, and mortgages go up. This does usually have the effect of driving inflation down, but it can also impact different markets, industries, and even the entire economy.
Mid-Year Home Price Predictions
Last week, the Fed announced that it would lift its pause on interest rate hikes, raising rates by 25 basis points (0.25%). The current rate is the highest it’s been since March 2001. This move is a further attempt at directing the economy toward a “soft landing,” or a gradual slowdown that curbs inflation while avoiding a full-blown recession.
