Welcome back Weekend Warriors and Happy Jewish New Year to those celebrating the annual festival this weekend with sweet treats and apples dipped in honey! The middle of September in Arizona always seems to be the trigger for lots of NEW activities on the calendar in anticipation of cooler days ahead. The Contigo Kick Off is today as we celebrate Hispanic Heritage Month and Boots in the Park is coming up at Tempe Beach Park in just one more week! And I don't know about you, but we've been waiting ALL YEAR for Schnepf Farms Annual Pumpkin and Chilli Party that is right around the corner - if you haven't been, it is a MUST! Between a busy school calendar for the kids and the best time of year to get out enjoy all those beautiful parks and open spaces, get ready for some fun days ahead! And don't miss our Annual Community Appreciation Event with a BRAND NEW location this year - it happens every year right before Thanksgiving! Invites will go out soon - can you believe the holiday season has started and we're talking about Thanksgiving already?
Well, before we get too ahead of ourselves - we typically start to get an influx of questions about "is now a good time to..." fill in the blank with YOUR next real estate move right about this time in September and just before the holidays really get underway. Sometimes it's about buying a house and moving out of a rental and other times its about putting your home on the market because you really just CANNOT keep working at that desk in the closet. This year, the questions have centered more around interest rates and how to buy those down, what kind of help is out there for down payments and closing costs and HOW to buy a house right now when so much of your money is tied up in the house that you have. Of course we're also getting, "Our house doesn't work for us anymore but I'm not giving up my low payment and rate" and our answer is, you probably shouldn't.
We've officially ended any third quarter slump that we saw and in spite of those interest rates, we're seeing prices continue to go up. In this week's edition of Weekend Warrior, we've brought you OUR take on the real estate market - so check it out and ASK away! But don't worry, we've also got some really fun events we've got coming up including a BIG way to give back in October , something fun we've been cooking up for Halloween, and so much more! Market Update September 2023
The challenge I see in the current market is lots and lots of unleveraged funds. Most people do not let hundreds of thousands of dollars sit in a low interest savings account but are simultaneously letting that same money sit in a single asset, which they call their primary residence. Also while affordable housing is clearly an issue, big box investors ARE purchasing which is a sign that they both see the demand for their product which in many cases is built to rent AND there is consumer appetite for a monthly payment that in todayâs market would equate to nearly $400,000 in purchase price.
With just two months of inventory, looking can be challenging - but remember, these conditions are in spite of interest rates that have been higher than average. Facing a rolling recession where some industries will thrive while others will fall - demand for housing is expected to increase with the reduction in interest rates expected in 2024, not decrease. Home prices are stable for the moment but make no mistake with 6-7% appreciation over the past 8 months and 12 fewer days on market compared to last year, sales prices are expected to continue to rise as our temperatures start to fall.

This year we'll be doing SEVERAL projects at Chandler-based nonprofit AZCEND including organizing the food bank, sprucing up the outdoor landscape and garden, putting together snack kits and birthday cards for the senior center and more! Let's take over the car wash! For the fourth year in a row, Vivacity Auto Spa will be hosting its annual Haunted Car Wash and we need your help! We are looking for costumed volunteers to help us raise money for Community on Purpose in this FUN evening as the wash tunnel gets turned into a HAUNTED HOUSE for families! To volunteer with us from 6-9pm on October 28th, email is at [email protected] - volunteer hours can be provided for high school kids - and if you can't volunteer, we hope to see you in the haunted tunnel as we dress up for a cause!

Diamondback Games with Kids: Tips for Tots to Teens
Leaving the D-Backs game on 4th of July I saw a mom with her newborn baby. It was also his first game. Mom said her baby cried and slept and cried some more. I said, âSomeday it will be easier to bring them, right?â Iâm still so glad we brought our little ones to experience all of the lights, music, and loud cheering (consider bringing noise-canceling headphones for those little ones). Chase Field does a great job of making accommodations for families.

Inflation is Slowing - What's Next for Interest Rates?
With inflation and the housing market dominating economic headlines, itâs important to understand how they go hand-in-hand. When the rate of inflation is too high, the Federal Reserve takes action by raising the key interest rate. Mid-Year Home Price Predictions
