Weekend Warriors: Pies, Pajamas & Pure Holiday Magic 🥧🎄✨
What a week and what a pie party! We had the most incredible weather last Sunday and handed out more than 75 pies to families who have found homes with us across the Valley. It was one of those perfect Arizona fall days where community just feels easy and joyful. And thanks to your generosity, we collected enough canned goods to make a huge delivery to AZCEND Food Bank in Chandler - an impact we’re truly grateful for.
Since then, it’s been full speed ahead. This week we met with three new sellers getting ready to hit the market before the holidays, and we helped another buyer snag their next home - even after they’d been told to “wait until next year.” (Spoiler: opportunity doesn’t wait.)
Selling Before the Year End - What Do You Need to Know?
While spring usually gets all the attention in real estate - with green lawns, long days, and “For Sale” signs everywhere - late fall quietly creates a strategic advantage for sellers. This season brings a different kind of market: smaller, more intentional, and surprisingly productive for homeowners who know how to make the most of it.
Last night we hosted another Movies on the Green, with two more coming up before New Year’s, and tonight we’re headed to Prancer’s Pajama Party in Downtown Chandler - one of the cutest kid-friendly holiday events of the season.

📊 Market Watch: Momentum Builds as Supply Drops & Demand Rises
If you’ve felt the market tightening again, you’re absolutely right - this past week brought another wave of good news for sellers. Demand is rising, supply is falling sharply, and the Cromford Market Index (CMI) is reflecting exactly that. Green circles (improving markets) outnumber red circles (declining markets) 13 to 5, and the average CMI increase across the Valley jumped to +3.6%, up from just +1.3% last week.
That’s a big shift in a short amount of time.
🧠 What’s Moving Right Now
A few key trends shaped the market this week:
1. Demand is rising while supply is dropping - fast.
Active listings without a contract fell 2.3% in just seven days, and new listing arrivals dropped 7% year-over-year. At the same time, demand continues to push upward.
2. Sellers are stepping back - which helps the sellers who remain active.
Higher cancellations, lower arrivals, and holiday hesitancy mean fewer homes competing for the same buyers. This shift is giving active listings a meaningful advantage.
3. More cities are shifting into seller-friendly territory.
We now have:
🔥 7 cities in seller’s markets
⚖️ 4 balanced
❄️ 7 buyer’s markets - and many of the “softest” cities from the fall are now turning around.
Leading the charge again this week are Fountain Hills and Chandler, with major jumps also coming from Queen Creek and Tempe, each rising 10% or more in market strength. Even the bottom three cities are moving notably in favor of sellers - a very encouraging sign.
4. The most expensive cities are cooling slightly - but not collapsing.
Paradise Valley is down 17% (for buyers this is good news), and Scottsdale is down 1%. But this isn’t doom - it’s a normal response to recent softness in cryptocurrency and the stock market. Meanwhile, pricey Fountain Hills remains one of the strongest markets in the entire Valley, largely thanks to out-of-state and second-home buyers.
🚫 Let’s Address the “Housing Collapse” Clickbait
You may have seen social posts or headlines from commentators predicting a 50% home price collapse in 2026.
Here’s the truth:
That is not grounded in data, history, or reality.
No U.S. housing market has ever fallen 50% in one year - not during the Great Depression, not during the Great Recession, not ever. Even in the most extreme historic downturns, price declines took years, not months, and were nowhere near 50%.
Clickbait thrives in extremes. Housing markets don’t.
Locally, we are seeing the opposite trend:
➡️ Demand rising
➡️ Supply falling
➡️ CMI strengthening across the Valley
➡️ The strongest Q4 contract activity in three years
This is not what a market headed for collapse looks like.
🙋♀️ So...What's the Bottom Line?
The market is shifting - not dramatically, not fearfully, not unpredictably - but steadily and measurably in favor of active sellers. Supply is falling, demand is rising, and the cities that spent much of the year in weaker positions are now making strong comebacks.
Buyers, listen up! This is a market that rewards strategy, timing, and preparation, and we’re here to help you navigate it with clarity and confidence. More demand + less supply means competition will grow into December. But with many sellers stepping back for the holidays and taking their homes off the market until January, the buyers who stay active now are finding better negotiation opportunities, less buyer competition, motivated sellers, and fewer new listings hitting the market
And sellers, THIS is a window worth paying attention to. After a softer year, the last two months have brought a meaningful shift in your favor. Short-term outlook is for more improvement ahead through year-end, less competition as sellers pause until January, and market conditions that continue to climb for 5+ weeks. If you stay active now with strong prep and strategy - you’re benefiting from a more focused pool of buyers and less noise in the market.
