Welcome back Weekend Warriors! With just a few weeks left in the year, it's hard not to reflect back on all of the incredible moments we had in 2023 without getting a little choked up. From the hundreds of families just like you that we were able to help through real estate and community, to the impactful charities we were able to support with our nonprofit organization, Community on Purpose, thanks to donations from people just like you, to the dozens and dozens of stories YOU have shared with us about how your lives changed this year - we couldn't be more thankful to be on this journey with you.
Each week we strive to share with you some of what we're paying attention to in the real estate market so that you know that we've got your back and of course if you have any questions on anything that you read, watch, or listen to, CALL US. We also like to pull together our newest listings so you can catch up on some of our favorite new homes for sale in the market, our top picks for events and activities in the area and more. Market Update December 2023
This year has definitely looked different than we expected it to in the world of real estate - interest rates popped up quite a bit higher than we had hoped that they would and this put a damper on demand for resale housing, although new construction options became HIGHLY desirable and their sales sky rocketed. There have been a TON of success stories this year from families just like you - with buyers ending their ongoing relationship with their landlords and buying a home of their very own to sellers cashing in on some of that hard earned equity to either pay off debt, build a rental portfolio of their own, or move into a home that better suited their needs. We're watching the numbers closely as we slide into the last two weeks of the year and wondering when prices will start inching up at a faster pace than they have been - our monthly average sales price per square foot is up 6% from last year and that's WITH higher than normal interest rates so after weeks of those coming back down, we know that prices are about to SOAR.
We continue to get lots of questions around interest rates and how to buy those down, what kind of help is out there for down payments and closing costs and HOW to buy a house right now when so much of your money is tied up in the house that you have. In fact, we're getting a lot of "our house doesn't work for us anymore but I'm not giving up my low payment and rate" and our answer is, you probably shouldn't. There are so many ways to put your equity to work - paying down debt, starting a rental portfolio, even just accessing it as a FREE open line of credit. Curious? Then call us! Community on Purpose and the Amy Jones Group partnered with Flourish in the Community at ICAN Positive Programs for Youth and it was a smashing success. In partnership with several individuals who donated snacks, crafts, and fun games for the kids - we were able to create a festive environment at their main campus for the holidays. On the heels of eXp Extend a Hand Community Day at AZCEND Community Center and Shannon's Giving where we donated $2500 for Thanksgiving meals for families in need, we hosted our last Women in Leadership Breakfast of the year to celebrate the work Community on Purpose did in the community. We've got a ton of new listings coming to the market over the next few weeks and this week we released two SUPER HOT listings in Gilbert and Glendale - both with amazing opportunity for building equity and with locations that are drool worthy. Our listing in Gilbert is just minutes to the downtowns of both Gilbert and Chandler and our Glendale listing is literally right next to State Farm Stadium. Both have so much to offer and we can't wait to see who snatches these up!

In partnership with our friends over at Define Mortgage, we're offering first time home buyer seminars through the hottest months of the year to help YOU get all of your questions answered. We'll be talking about everything from what is needed to get approved to why you should get a home inspection and everything in between. Don't worry if you are new to the process or feel like you don't know the lingo, we've got you covered with lots of expertise and the heart to know we all took the first step ourselves and it was overwhelming to say the least.
