🚚 Touch a Truck was a HIT!
More than 800 community members came through our Chandler office lot last weekend, and it was everything we dreamed of and more. We met families ready to plant roots in the East Valley, chatted with hopeful homeowners, colored with the cutest kids, snapped selfies at our dress-up station (shoutout to Stratton Home Inspections!), and handed out hundreds of popsicles to keep things cool. This event reminded us how powerful connection can be - and how much fun it is to be right in the heart of it.

We’ve still got 7 active listings and 8 more on the way over the next few weeks, aligning with some shifting tides in the market. A quick peek: The market is still providing some unique opportunities for buyers - especially in Chandler, Tempe, Gilbert, and Scottsdale. - while more affordable areas like Buckeye and Avondale show some new challenges for sellers. How to Avoid House Hunting Fatigue
At the beginning of the home search, excitement runs high. Every new listing feels like a fresh opportunity. Each showing could be “the one.” But as weeks turn into months - and the perfect home remains just out of reach - many buyers start to feel a very real phenomenon: house hunting fatigue. You’re not alone in this. According to a recent Zillow survey, nearly 45% of buyers said that searching for a home was more stressful than they expected. With about half of homes still going under contract within two weeks (per Redfin’s early 2025 data), it’s easy to see how quickly the process can become overwhelming.
📊 Market Update: Fewer Listings, Slower Demand - What That Means for You
The month of May is already proving to be more dynamic than the first quarter of the year, with two new trends emerging that are shaping conversations for both buyers and sellers.
🔍 By the Numbers (Maricopa County – Early May Insights)
Supply is slightly down - 9,857 new listings in the last 4 weeks (fewer than usual)
Demand is declining - listings under contract at one of the lowest levels since 2000 (excluding 2007–2008)
Average $/SF across all types: $295.68 (⬇️ 2.4% since Jan 1, ⬇️ 3.7% YoY)
What does this mean? While the number of listings isn’t growing, the pace at which buyers are making moves has slowed. Fewer new listings may provide relief for some sellers, but without a surge in demand, competition remains strong - especially in mid-range and luxury markets.

3 cities remain in seller's market territory
8 cities are now balanced markets
6 cities favor buyers - and that number is growing
Cities like Chandler, Tempe, Gilbert, and Scottsdale are facing more competitive conditions for sellers
Buckeye and Avondale continue to show signs of opportunity on the buyer side

This market is creating real opportunity for those who are ready. Prices have pulled back across most areas, and sellers - especially in higher-priced cities- are more negotiable than they’ve been in months.

Important Update for FHA Buyers
Big changes are coming for FHA loan eligibility. Starting May 25, 2025, FHA loans will only be available to:
✔️ U.S. citizens
✔️ Lawful permanent residents
✔️ Residents from a few specific U.S. territories
This means non-permanent residents - including DACA recipients - must be under contract and have their FHA case number assigned by May 24, 2025 to stay eligible under the current guidelines. ⚠️ After that date, simply having a Social Security card will no longer be enough. Lenders will be required to verify immigration status through official USCIS documentation.
