How to Avoid House Hunting Fatigue

At the beginning of the home search, excitement runs high. Every new listing feels like a fresh opportunity. Each showing could be “the one.” But as weeks turn into months - and the perfect home remains just out of reach - many buyers start to feel a very real phenomenon: house hunting fatigue. You’re not alone in this. According to a recent Zillow survey, nearly 45% of buyers said that searching for a home was more stressful than they expected. With about half of homes still going under contract within two weeks (per Redfin’s early 2025 data), it’s easy to see how quickly the process can become overwhelming.

📊 Market Update: Prices Dip Again - But the Forecast is Shifting

As we reach the midpoint of May, we’re seeing some notable price movement and fresh forecasts that shed light on where the Phoenix metro market might be headed next.

🔍 By the Numbers (ARMLS – Mid-May Insights)

  • Average Sales Price per SqFt: $294.99 (⬇️ 3.4% from April 15)

  • Median Sales Price: $446,990 (⬇️ 0.7% from April)

  • Pending Listings Avg List $/SF: $323.84 (⬆️ 0.5% from April)

This marks the second month of significant declines in $/SF for closed listings- but there’s a potential pause on the horizon. With pending sale prices edging up and our June forecast sitting at $296.56 (a projected 0.5% increase), we may see a small rebound in pricing over the next 30 days.

📉 What’s Behind the Decline?
A cooling of buyer demand after the April “tariff tantrum” (mortgage rates jumping to 7.1%) led to an 18% drop in accepted contracts over 3 weeks. While May started with a bit of recovery, we’re still seeing pricing power take a hit, particularly in the mid-to-high-end markets.

📍 Where We Stand Today

  • Only 6 cities remain in seller’s market territory

  • 12 cities are now balanced markets

  • 13 cities favor buyers - with the list growing weekly

Interior cities like Phoenix, Gilbert, Scottsdale, and Tempe have all shifted into balanced markets, while traditionally “affordable” zones like Avondale and Chandler still offer more favorable conditions for sellers - for now.

🛍️ For Buyers:
This is your chance to negotiate from a position of strength. Prices have come down, and while we’re not headed for a 20% crash like some headlines suggest, a 3% correction is already unfolding. With mortgage rates stabilizing, this window could close quickly - especially if rates drop below 6.5%.

➡️ Strategy Tip: Look to cities in balanced or buyer’s market territory, and don’t overlook builder incentives or listings with longer days on market. The best deals are rarely the most obvious ones.

📦 For Sellers:
Buyers are back - but they’re bolder. In some cases, negotiations are creeping into “wish list” territory, asking for cosmetic upgrades and remodels. Setting realistic expectations is key. With luxury sales slowing and sub-$500K sales increasing, standing out is more about strategy than speed.

➡️ Strategy Tip: Prep, price, and present well - and don’t let fear drive your decisions. Sellers who launch with purpose and a strong plan are still closing successfully, especially in high-demand pockets like Chandler, Gilbert, and Ahwatukee. 

📬 The Bottom Line:
The Phoenix housing market is adjusting - not collapsing. The next 30 days may bring a pause in price declines, but success still comes down to preparation, timing, and trusted guidance. Whether you're buying or selling, the path forward starts with clarity - and we’re here to help you walk it with confidence.

Important Update for FHA Buyers

Big changes are coming for FHA loan eligibility. Starting May 25, 2025, FHA loans will only be available to: ✔️ U.S. citizens
✔️ Lawful permanent residents
✔️ Residents from a few specific U.S. territories
 This means non-permanent residents - including DACA recipients - must be under contract and have their FHA case number assigned by May 24, 2025 to stay eligible under the current guidelines. ⚠️ After that date, simply having a Social Security card will no longer be enough. Lenders will be required to verify immigration status through official USCIS documentation. If you or someone you know could be affected, please reach out right away. We’re here to help explore all available options — including conventional loan alternatives - and make sure no doors close unexpectedly. Deadlines matter - don’t wait! 🏡
