There’s a moment of anticipation that hits the second your home goes live. The listing is up. The photos are in. The open house is on the calendar. For many sellers, this is when the journey feels real. And here’s the thing: how your home performs during that first week on the market can shape the entire course of your sale. That might sound dramatic, but it’s true. The first seven days carry more weight than most people realize - because that’s when your listing is at its freshest, your buyer pool is at its peak, and your pricing strategy faces its first real test.

📉 Market Update: A Turning Point for Buyers & 

a Reality Check for Sellers

The latest April numbers are in - and while sales volumes are up, prices are heading in the opposite direction. We’ve officially entered buyer’s market territory across much of the Valley (Chandler and a teensy bit of Gilbert are exceptions), and the shift is accelerating faster than many expected.

📊 By the Numbers (Maricopa County April Closings):

  • Total closed transactions: 7,533 (⬆️ 3.9% YoY, ⬆️ 5.7% MoM)

  • New homes closed: 1,609 (⬆️ 12.5% YoY)

  • Resale homes closed: 5,924 (⬆️ 1.8% YoY)

  • Overall median price: $460,990 (⬇️ 3.3% YoY, ⬇️ 5.9% MoM)

  • New home median price: $484,990 (⬇️ 5.9% YoY)

  • Resale median price: $454,000 (⬇️ 2.4% YoY)

One of the most surprising takeaways? All of the pricing gains from the last nine months were wiped out in just one month - a sharp correction that has returned the median sales price to levels not seen since early 2024.

📉 What's Driving It:

  • Luxury demand is fading fast, pulling median prices down

  • Affordable homes are seeing more movement, but price pressure is still present

  • Inflation-adjusted, the true cost of a median home is 8.4% lower than last year

  • Seller-favorable cities are shrinking fast; only 5 remain, most barely holding on

🏡 For Buyers: This is your leverage window. With low but stable demand and rising inventory, you can shop smarter and negotiate harder. Median prices are significantly more affordable than last year - especially for new builds - and we’re seeing strong incentives from builders and motivated sellers.

➡️ Strategy Tip: Don’t wait too long hoping for even lower prices. You may lose your edge if demand ticks up or supply tightens. Lock in your pre-approval, know your buying power, and make sure your agent knows what’s happening city by city.

🔥 For Sellers: It’s time to get real about pricing. While we’re not in a crash, conditions have shifted quickly, especially in mid-to-high-end areas like Scottsdale, Chandler, Gilbert, and Paradise Valley. Sellers still have equity — but buyers have options.

➡️ Strategy Tip: Price like you're competing (because you are). Prep like it matters (because it does). Sell before the summer wave of listings floods the market. A smart launch in today’s market is everything.

Important Update for FHA Buyers

Important Update for FHA Buyers


Big changes are coming for FHA loan eligibility. Starting May 25, 2025, FHA loans will only be available to:

✔️ U.S. citizens
✔️ Lawful permanent residents
✔️ Residents from a few specific U.S. territories

This means non-permanent residents - including DACA recipients - must be under contract and have their FHA case number assigned by May 24, 2025 to stay eligible under the current guidelines. ⚠️ After that date, simply having a Social Security card will no longer be enough. Lenders will be required to verify immigration status through official USCIS documentation.

If you or someone you know could be affected, please reach out right away. We’re here to help explore all available options — including conventional loan alternatives - and make sure no doors close unexpectedly. Deadlines matter - don’t wait! 🏡
