Weekend Warriors: Rainstorms, Closings & Cooler Days Ahead 🌧️🏡🍂

Happy weekend, Warriors! Can you believe it’s the last weekend of September already? We kicked it off with a big rainstorm that finally cooled things down - and here’s hoping it’s the start of Arizona’s best season yet. Think outdoor festivals, farmers markets, holiday events, and family activities… all with weather that actually shows up for us. 🙌

What’s NOT cooling off? The real estate market. Holy moly - FOUR closings this week, three more already lined up for next week, and two listings that just went under contract. We celebrated everything from first-time buyers to multi-generational moves to clients who bought two houses in the same neighborhood - we've got clients with some BIG ideas and we're here for it! And YES, our Cooley Station property closed the very same week we kicked off our first Playdate Tuesday across the street at Verde - talk about a full circle moment. 💛

Negotiating from the Seller Side - What Can You Control?

The moment offers start coming in, the whole selling experience shifts—from the clear to-do list of cleaning, staging, photographing, and listing to a whirlwind that can feel fast, chaotic, and out of your hands. Buyers want answers, agents are calling, deadlines stack up, and it’s easy to slip into reactive mode—saying yes too quickly, giving in to pressure, or second-guessing yourself before you’ve had time to think.

📊 Market Update: Momentum Shifts, Supply Climbs & Rates Rebound

There is plenty of opportunity right now for both buyers and sellers. We’re helping buyers secure incredible deals - in some cases with creative strategies to get into neighborhoods they thought were out of reach. Sellers who are prepped, marketed, and priced right are not only selling, but protecting the majority of their equity. Sellers Still Holding Strong: 13 cities improved for sellers, with Gilbert, Scottsdale, Peoria, Fountain Hills, Mesa, and Tempe leading the way.
Buyers Gaining Ground: Paradise Valley, Glendale, Cave Creek, and Maricopa shifted toward buyers, giving shoppers more leverage in those areas.
Balance Check: We’re holding steady with 7 seller’s markets, 4 balanced markets, and 6 buyer’s markets - unchanged from last week.

💡 What’s Driving the Change
Supply is climbing faster than demand, which means more options for buyers. Mortgage rates, which dipped sharply ahead of the Fed’s recent meeting, have ticked back up - from 6.11% on September 16 to 6.39% today. That’s cooled some demand compared with early September, but rates are still lower than 11 of the past 12 months, keeping opportunity alive.

📈 Days on Market Insights

Closed Listings: Now averaging 86 days but inching up to 90 - and you are getting ready to list your home over the holidays, plan to add an extra week to that timeline.
Active Listings: Averaging 96 days but keep in mind, September’s slight decrease in time on market reflects a wave of new listings - not faster sales - which means buyers have more homes to choose from.
Fourth Quarter Opportunity: This is the time to get your market listed for an end of year sale or to meet with an agent to prep a Q1 listing strategy. Buyers are taking advantage of year end deals and sellers don't want to miss the chance to be at the top of their wish lists. Q4 is more important than most people realize.
