Hey gang! The weekend is here and it's finally time for our Fall Festival with our partners at Locavore. If you missed our last What’s Up Southeast Valley, get all caught up on what to expect this weekend with food trucks, local vendors and goodies, bands, and more - all with the backdrop of those beautiful four silos and the Superstitions in the background all from the corner of our office at Higley and Warner in Gilbert and did I mention it was free? 

In fact, there’s so much to do this weekend from open houses to pumpkin patches, trunk or treats, fall fun and halloween parties that we hope we’ll get to see you out and about and you’ll post #AJGFUN with your weekend pics! in the meantime, our agents are busy getting our clients under contract between sips of their pumpkin spice lattes - four more families under contract this week and no signs of slowing down any time soon!

Since we sent you our weekly newsletter last week, we got our monthly infographic out from our friends at Cromford, and it’s a doozy but nothing new if you are regular viewers of our Monday Market Update or Weekend Warrior -

With active listings as high as we’ve seen them all year long, our buyers have more to choose from than they have in a LONG time. Even as forbearance comes to an end which is something we get asked about a lot, it will not bring enough houses to the market to get us out of a seller’s market meaning that if you’ve been waiting for prices to drop because SO MANY houses are coming, you might want to jump off that ship and back into the real estate waters. Don’t worry, we’re here to catch you! With roughly 11,000-14,000 closings per month in the Valley and only about 8,000 listings on the market - it’s going to take us quite some time to get to enough inventory to where we see those prices drop. Now for our sellers, don’t go thinking that just because prices are rising doesn’t mean you might not have to do a little negotiations. Just this week, we sold houses well over asking AND they had some goodies in there for buyers as well - remember, a WIN WIN does not mean 50/50 but it does mean that both parties leave feeling like they got a good deal. Instead of a market running at 120 miles an hour, we’re probably sitting at a solid 90 - so its a great time to get your house listed, sold, and start building equity in that new home while we sit IMPATIENTLY waiting for the 20,000 more homes we’d need to come to market to get into balance. While we haven’t seen prices go down, we have seen median days on market go from 5 to 11 which is still OH MY GOSH fast, sales to list price ratio drop from 101.8% to 100.03%, sales over asking price down from 60% of all sales to just 40% of all sales which is STILL almost half, and the median over list that homes are selling for down from $20,000 to $11,000. I don’t hear anything bad in that story.
