Fall Market - Live Like a Local
Hey guys! Thanks so much for joining us at last week’s Live Like a Local Festival with our friends over at Locavore. We had local booths, bands, food trucks, and our little kiddos got to decorate pumpkins for Halloween.
Don’t miss this weekend’s list of events - there are so many fun things going on - dress up, fill your tummies with candy, and enjoy this absolutely beautiful weather. Did we miss one? Email us or post a picture of you getting ready with #AJGFUN on social media so we can share it!
ASA Now - Trunk or Treat
TEAM ASA Now- we need YOUR HELP. We need families or businesses to volunteer to run a game or booth for our 3rd Annual Trunk or Treat Fall Celebration for children and youth impacted by foster care which will take place Saturday, October 23rd in Mesa, AZ from 4 - 7 p.m. in the Jacob's Mission Community Center Parking Lot.
For our trunk or treat we will be staggering families arrivals-
All children and youth in attendance will be offered a costume, then we will have each family go to our back acre to go from booth to booth together as a family (they will only move on to the next station when family before them has finished and we will disinfect area before next family arrives). When families are done with booths they will move on to the food section and from there, the family will go trunk or treating from one car to the next until they are all done and they will then leave.
* We will be handing out treat bags for kids to collect candy.
On behalf of our parents, thank you so much for your support!
COSTUME DRIVE- ASA Now is collecting new and gently used Halloween costumes for children and youth impacted by foster care. Take this opportunity to purchase or clean out your closets and make a child’s Halloween special! The costumes will be distributed during our Trunk or Treat event on Saturday October 24th. We encourage you or your child to bring in costumes and drop them off at any of our drop off locations
Meanwhile, while the ghosts and goblins are getting ready to make their debut, the housing market is getting a little LESS scary. With more inventory than we've had all year, buyers have more options to choose from and better loan limits to qualify for them. Our sellers aren't getting quite as many trick or treaters bringing offers but if you are priced correctly and staged to sell, you are still often selling over asking and within the first couple weeks of being on the market.
Learn more about our local real estate market with our monthly featured updated in the Gilbert Sun News:
Gilbert Sun News - Real Estate Edition
With the rising interest rates, something we predicted would happen but couldn’t determine when we might see the change, and the expectation that prices will continue to rise another 3-5 percent by the first quarter, we’re having more and more conversations with buyers and sellers who took a little breather from the market frenzy of Quarter 2 and 3 and are ready to get back in the game. From a numbers perspective, Gilbert has 391 homes available on the market as compared to 355 last quarter and 655 two years ago, our days on market is sitting at about 24 which is up from 19 last quarter and down from 43 two years ago, but our month’s supply is at a solid 2 weeks as compared to twice that two years ago due to the still insatiable demand for housing in Gilbert. For many, the increase in inventory, the expected increase in interest rates and the competition from iBuyers make this holiday season one of the best times to consider making a move that we’ve seen all year.
And lastly, thinking of getting your home on the market before the end of the year? With rising prices and interest rates expected to increase slowly, buying in this market often necessitates selling and there are a few things you might want to consider. Check out our newest article posted this week on our best tips:
This is honestly my favorite time of year, yours too? We’d love to hear from you and hope to catch up at our upcoming Pie Event next month!
Lots of Love,
