 Weekend Warrior: And Just Like That...We're Moving Again 🏡

Well, that escalated quickly.

After a few quieter back-to-school weeks, the phones are ringing, sellers are calling, buyers are writing offers, and this week our agents had four listing appointments and put four more families under contract. It feels a whole lot more like spring than late August—and honestly, we’re here for it.

This is exactly why we’ve been talking so much about preparation. Inventory is starting to come, and when more sellers decide to hit the market at the same time, the homes that are already staged, repaired, photographed, priced thoughtfully, and ready to launch have a real advantage. If selling is even somewhere in the back of your mind for this fall, you do not have to wait until you’re “ready” to call us. We’ve spent this summer gathering the resources, partners, financing options, staging support, contractors, and strategy to help you get ahead of the rush instead of racing to catch up with it.

For buyers, the opportunity is still there too. Our team is boots on the ground every day, and four more families found the right fit this week because they stayed engaged while others were waiting for a perfect market that probably doesn’t exist. Between resale opportunities, builder incentives, first-time buyer programs, community-worker options, and good old-fashioned negotiation, there are still plenty of ways to make today’s market work when the numbers line up for your family.

And as always, the “community” part of our work is moving right alongside the real estate. 💛 We successfully wrapped up our Confidence Kits fundraiser and packing project, we’re pushing toward the finish line on funding Rhinestone Ranch, and we’re already looking ahead to Breast Cancer Awareness Month projects, what’s coming with the Gilbert Advocacy Center, and collecting gift cards that can help support the ICAN Gala later this year. 📊Market Watch: The Opportunity Is in the Details

The Greater Phoenix market is still sitting in a mild buyer’s market, but that phrase alone doesn’t tell you nearly enough about what’s happening—or where the opportunities are.

As of mid-August, active inventory is essentially unchanged from this time last year at about 23,600 homes, while the median sales price is holding around $450,000. Closed sales are slightly ahead of last year, even though listings under contract are down about 4.7%. And with the median home taking about 47 days to receive an accepted contract, buyers generally have more breathing room than they did during the frenzy years. But this is where the numbers get much more interesting.

🏡 Buyers: Don't Assume the Sticker Price Is the Deal

Affordability continues to dominate the conversation, especially for first-time buyers, but looking only at the Valley-wide median price can be misleading. The median single-family home sold so far this year is about 2,001 square feet at $450,000—larger than many first-time buyers actually need. Buyers shopping below that number are finding very different opportunities depending on where and what they buy.

New construction is a perfect example.

Builders are still offering some serious incentives—closing costs, rate buydowns and other packages designed to move inventory. But here's something one of our agents did with a buyer this week that we think is worth understanding: instead of automatically taking the builder's advertised incentive package, they asked for the cash price without those incentives built in, used the buyer's own lender, and ultimately closed at a price that gave the buyer equity on day one.

That's why we don't want buyers shopping based solely on the flyer. The question isn't, “What incentive are they offering?” It's, “Which combination of price, financing and incentives gives you the best overall deal?” 

The data backs up the opportunity we're seeing. In the $300,000–$400,000 range, 70% of sellers over the last three months contributed toward buyers' closing costs, with a median contribution of $10,485—often including some type of mortgage-rate buydown.

🇺🇸 A BIG Update for Arizona Veterans

This one is important enough that we want people sharing it.

Arizona has expanded property-tax relief for disabled veterans. For 2026, qualifying honorably discharged veterans with a 100% service-connected VA disability rating may receive a full property-tax exemption on their primary residence, although current 2026 eligibility rules still include an income requirement. Veterans with disability ratings below 100% may qualify for a prorated exemption based on their VA disability percentage.

And there's another major change coming: beginning with tax year 2027, Arizona is eliminating the income limitation for the disabled-veteran exemption, and veterans receiving Total Disability Based on Individual Unemployability (TDIU) may also qualify for the full primary-residence exemption.

If you—or someone you love—served and has a VA disability rating, please don't assume you don't qualify. This could meaningfully change the cost of homeownership, and it's absolutely worth a conversation with your County Assessor and your real estate and lending team.

☀️ Sellers: Third Quarter Isn't Dead Time. It's Prep Time.

For sellers, August can feel frustrating because things simply move more slowly. The market data shows that homes are taking longer to secure contracts, and fewer buyers are touring casually during the hottest weeks of the year.

But we'd argue that makes the third quarter one of the best preparation windows of the year.

Instead of waiting until October or November and suddenly deciding you need paint, flooring, staging, repairs, photography, financing plans and somewhere for the kids and dogs to go during showings, we can start solving those things now.

We can look at showing activity in your exact price range and ZIP code. We can track which homes are actually receiving contracts, what they're priced at when those contracts happen, how much competition you have and what buyers appear to be choosing over everything else. Those are the kinds of details that tell us whether a seller should be patient—or change strategy.

And we've been intentionally collecting resources for exactly this moment: staging, contractors, financing options that may allow some sellers to move before they sell, programs that can defer certain listing-preparation expenses until closing, and trusted partners who can help us get the home market-ready without turning your life upside down.

Today's market isn't asking buyers or sellers to move faster. It's asking them to prepare better. Buyers can negotiate—but the best deal may not be the one with the biggest advertised incentive. Veterans may have new benefits that materially change their cost of owning a home. Sellers have an opportunity right now to prepare thoughtfully before fall inventory begins increasing rather than rushing to catch up once everyone else decides to list. There is opportunity in this market for almost everyone. The trick is knowing which opportunity is yours—and building the strategy early enough to actually use it.

There are opportunities to purchase specific items for the home or make a donation toward everything from bedding to an entire room, and every single contribution gets us closer to welcoming these girls home. 💛
