📊Market Watch: A Shift… But Not a Surge
Last week we talked about the market possibly starting to turn - and this week, we’re seeing the very early signs of that shift… just not in a big, dramatic way.
The Cromford® Market Index actually ticked up slightly (+0.2%), which is a move in favor of sellers and a change from the declines we’ve been watching. It’s the “turn” we anticipated - but think of it more as a gentle nudge than a full swing. The balance between buyers and sellers hasn’t changed much overall, with 10 cities still in seller territory, 6 favoring buyers, and 2 balanced.
At the same time, pricing headlines are still being heavily influenced by the luxury market. Average prices are hitting new highs thanks to those high-end sales, but the typical home price (median) remains steady and slightly below last year, reinforcing what many buyers and sellers are actually experiencing on the ground.

As temperatures start to warm up, there’s still plenty of time to enjoy the outdoors before the summer heat sets in. Here’s where it gets interesting - and where the “feeling lucky” theme continues to play out:
• Supply is still rising, which gives buyers options and negotiating room
• Demand is improving, even with interest rates climbing back up to around 6.4%
• But demand isn’t rising fast enough to reduce inventory - at least not yet
So while we’re seeing more activity, we’re not seeing pressure build the way we would in a strong seller’s market.
Certain areas continue to behave differently. Cities like Chandler, Tempe, and Queen Creek are showing movement toward sellers, while Gilbert, San Tan Valley, and Cave Creek are leaning more toward buyers - another reminder that the Valley is never just one market. The big question right now is supply. If inventory finally levels off, we could see momentum shift more clearly toward sellers. If it keeps climbing, buyers may continue to have the upper hand a bit longer.
