📊 Market Update: Price Drops Are Slowing & Strategy Still Wins

As we wrap up May, the Phoenix metro housing market is showing signs of cooling - but not collapsing. In fact, after two months of price drops, we may be heading into a slight pricing pause. Here’s what we’re seeing and what it means for your next move:

🔍 By the Numbers (Mid-May ARMLS Snapshot)

Average Sales Price per SqFt: $294.99 (⬇️ 3.4% from April 15)
Median Sales Price: $446,990 (⬇️ 0.7% from April)
Pending Listings Avg List $/SF: $323.84 (⬆️ 0.5% from April)

📆 Our June forecast?

A slight rebound to $296.56/sf. While this isn’t a market turnaround, it is a signal that pricing may be stabilizing - at least temporarily.

📉 The Shift: Fewer Seller Markets, More Buyer Power
Only 3 cities remain in seller’s market territory, and 8 are now balanced. The remaining 6? Squarely in buyer-friendly territory. Chandler, Gilbert, Phoenix, and Scottsdale are seeing the sharpest seller slowdowns, while Fountain Hills and Maricopa are holding up slightly better. Luxury homes have seen a mild bounce due to stock/crypto recoveries, but that lift hasn’t reached most of the market.

💡 For Buyers:
You’ve still got leverage - but don’t expect deep discounts forever. Inventory has steadied, and while demand remains soft, some sellers are adjusting expectations or offering incentives to stay competitive.

➡️ Strategy Tip: Focus on balanced and buyer-leaning cities, target homes with longer days on market, and don’t forget to explore rate buydowns from builders or sellers on the market - many are still offering sub-6% deals that beat anything you’ll find elsewhere.

📦 For Sellers:
This is where pricing and presentation matter most. Buyers are negotiating harder - not just on price but on upgrades, concessions, and even cosmetic touches. The sub-$500K market is moving better than luxury, so know your audience and prep accordingly.

➡️ Strategy Tip: Be the best home on the block - visually and financially. High-demand pockets like Chandler, Gilbert, and Ahwatukee are still seeing strong closings if the home is move-in ready and properly positioned.

🚪 What About Condos & Townhomes?
Let’s be honest - it’s chilly out there. Between rising HOA fees, insurance challenges, and weaker demand, this segment is slower-moving. Patience (and transparency) is essential here. Condo conversions, like the ones we’re preparing to launch in South Chandler under $400K, may offer new opportunities in HOT markets so reach out if you want in early.
