📊 Market Watch: Softening Trends, Real-Time Wins & the Big Picture
Yes - the market still favors buyers overall. But this week? We felt the shift.
📉 The Trend Is Slowing… and That Matters
The downward momentum for sellers is still there, but it’s easing. The average monthly change in the Cromford Market Index (CMI) was just -0.8%, compared to -1.7% last week. Translation? While the headlines might suggest a softening market, what we’re actually seeing is more showings, more offers, and more homes going under contract.
In fact, four cities - Paradise Valley, Cave Creek, Goodyear, and Glendale - improved for sellers this month. Paradise Valley is seeing a +33% jump in strength thanks to fewer active listings. Meanwhile, buyers still hold more ground in cities like Avondale and Fountain Hills, but smart pricing and strategic presentation are helping our sellers stay competitive—and win.
🏘️ Three Market Types, One Opportunity
Across the Valley, we’ve got:
2 cities in a seller’s market
8 cities balanced including Chandler and Gilbert
7 cities leaning buyer-friendly
But market stats don’t tell the whole story. What matters is what happens at the kitchen table, the inspection report, the moment a family says this is the one - and that’s where we shine.
📊 June by the Numbers
Total sales? Flat year over year.
Resale sales? Up nearly 4%.
New construction? Down 13%, the slowest June since 2019.
Median resale price? $459,994, down slightly from May but up in affordability when adjusted for inflation.
💡 Luxury Leads, Entry-Level Lags
Scottsdale saw a 4.3% price increase YoY.
Chandler held steady, down just 0.1%.
Avondale dropped 5.3%, showing real buyer opportunity at the entry point.

We’re negotiating tough inspection periods, keeping deals alive when others might fall apart, and helping buyers land homes that felt out of reach just months ago. The truth is - everything feels high stakes in the moment. But once you’ve closed, you’ll barely remember the back and forth.
