📊 Market Update: Nope, the Market Isn’t Broken - You Just Need the Right Decoder Ring
Let’s be honest - real estate headlines right now? 👀 Wild. From “price crash” panic to “worst time to buy ever” vibes, it’s no wonder people are confused. But here’s the truth, plain and simple: the market is still moving, and if you’ve got the right info (and the right team), you can move with it.
🔥 Yes, It’s Hot Out - But So Is Activity
Sure, peak buying season has cooled off a bit, and some sellers have pulled listings off the market. In fact, expired listings are up 79% from this time last year. But that’s not the whole story. Supply is down 8% in the last 5 weeks, especially for homes over $800K - hello, 14% drop in high-end listings. Less competition means more spotlight if you're selling now.
🏡 Paradise Valley: From Balanced to Seller’s Market
Paradise Valley, of all places, just became the 3rd strongest seller’s market in the Valley. That’s because supply dropped 39% while demand barely dipped. So yes - it’s July in Phoenix, but this is not your typical summer slump.
💰 For Buyers: Deals Are Popping
Looking for a home under $400K? You’re in luck. Single-family homes between $250K–$400K saw a nice bounce in sales this month (up 10–38%) and have dropped around 3.5–4.5% in price since last year. Condos in that same range? Even steeper price drops - down 5.5%. That’s real savings and real opportunity if you’re ready.
📉 For Sellers: It’s a Smarter Market, Not a Slower One
Yes, buyers are negotiating. About 55% of sales last month included seller-paid closing costs, and the average sale closed at 97.1% of the list price. But don’t panic - that doesn’t mean prices are crashing. It means the days of overpricing and still getting 10 offers? They’re on vacation. If you're priced right and show up strong, you're still in the game.
📆 What to Expect Right Now
Median time to get a contract? 44 days (or 59 days for condos/townhomes) depending on where you are in the valley.
Homes under $400K are down 4.5% as compared to this time last year
$400K–$600K homes down 2.4% in that same time period!
$600K–$1.5M? Basically flat, nothing to see here.
Homes over $1.5M? Prices are actually up 4.4% - luxury buyers, anyone?
🧠 Bottom Line: The Market Isn’t Bad. It’s Just Honest.
If you’re a buyer, there’s more room to negotiate. If you’re a seller, pricing and presentation are everything. And if you’re waiting for some perfect market unicorn, you might miss the very real, very workable opportunity sitting right in front of you.
