Weekend Warriors: Stories, Seminars & Showing Up Big 💛🏡
We keep getting asked: “When will the market get better?” 🤔 But here’s the truth - families are buying and selling right now, and our team is in full throttle. Last week alone, we celebrated 3 closings, with 2 more this week and another dozen set to close in the next month. And while numbers tell part of the story, it’s the moments that remind us why we do this.
One of my favorites? Helping a mom I worked with over a decade ago watch her daughter, son-in-law, and their 4-month-old baby buy their very first home. At their final walk-through, I snapped their first family photo in front of the fireplace - a backdrop I know will frame years of memories. Then, to get a note from mom calling me “simply THE BEST”… well, that’s the gift of this work. It’s not just real estate. It’s legacy.
Meanwhile, our team gathered over Mexican food last night - kids in tow, shop talk in full swing. Counters are out, new contracts are in, and every showing this weekend has the team rallying behind our sellers. We’re obsessed with our clients’ families, and while some say it’s a tough market, we’re seeing opportunities everywhere - from new construction edges to resale wins that won’t last forever.

📊 Market Update: Momentum Builds, But For How Long?
The trend that started four weeks ago is still accelerating, with supply continuing to fall across Greater Phoenix. The Cromford Market Index (CMI) is now rising at an average monthly pace of 8.4% - an even stronger improvement over last week’s 6.9%. 🌟 City by City Shifts
15 cities improved for sellers this week, while just 2 (Maricopa and Tempe) shifted slightly in buyers’ favor.
Paradise Valley remains the star performer. With only 92 active single-family listings without a contract - the lowest in more than three years and far below its long-term average of 273 - seller leverage here is unmatched.
Other luxury markets are heating up too, with Scottsdale (+21%), Fountain Hills (+17%), and Cave Creek (+28%) showing significant gains. Behind them, Avondale (+11%) and Gilbert (+10%) round out the top performers.
Today we stand with 5 cities in seller’s markets (3 relatively weak), 5 balanced, and 7 still buyer-leaning.
💡 National Perspective
Locally, we’re watching sellers gain ground. Nationally, the picture looks more mixed:
According to The Economist and Home Economics ZIP code data, most of Arizona - along with large parts of California, Texas, and Florida - has seen prices fall year-over-year.
Paradise Valley once again stands apart, one of the few Arizona ZIP codes where prices are holding.
National research from John Burns shows resale prices down in 53 of 150 tracked markets, with the South and West feeling the most pressure, while the Northeast and Upper Midwest remain more resilient.
New home prices are down 1.5% year-over-year, as builders juggle higher inventories with more concessions.
📅 Watching September Closely
Here in the Valley, momentum is with sellers for now, but we’re eyeing late September carefully. As temperatures cool, supply could stabilize or even rise, which would soften the current seller advantage.
📝 Practical Takeaways
For Buyers:
Opportunities remain - especially in entry-level and move-up markets. Lower list prices, builder incentives, and more seller concessions make this an advantageous moment. But if inventory falls further or if buyer demand picks up with even just a smidge of lower rates - those benefits may not last.
For Sellers:
Conditions are improving, especially in luxury markets and low-supply pockets like Paradise Valley. But patience is still required - median days on market remain higher than average, and realistic pricing is critical. Waiting may bring more activity, but also the risk of lower prices - prepping, listing, and pricing right now might save you in the long run.
🔑 The Bottom Line:
Locally, sellers are seeing green lights - but nationally, housing is uneven, with much of the South and West still under pressure. Timing matters. Whether buying or selling, success will come from preparation, strategy, and acting while conditions align. We are seeing great results for buyers averaging $20,000+ in concessions at closing and sellers retaining the majority of their equity.
