It might still feel like monsoon season out there, but the calendar has officially flipped to August - and you know what that means. 🍁 The kids are back in school, the fall event calendars are starting to roll out, and we can practically hear the first farmer’s market bell and smell the pumpkin spice on the horizon. Arizona’s best season is coming - and we’re already warming up.
While the weather’s still steamy, the market is heating up too. 🔥 We helped two more families close on homes this week, and we’ve got TEN more getting ready to sign on the dotted line before August is up. And that’s just the beginning. From first-time buyers locking in 5% interest rates to sellers prepping for showings this weekend, we’re seeing a late-summer surge that’s giving us major momentum heading into fall.

📊 Market Update: Seller Momentum Builds - but Strategy Still Wins
We’ve been watching the market closely over the past few weeks, and the trend is clear: the Valley is shifting back in favor of sellers. But this isn’t the boom of 2022 - it’s a more complex, strategy-driven market where preparation still matters more than timing.
📈 CMI Is Rising - and Fast
Over the past month, the average Cromford Market Index change has jumped to 4.5%, nearly doubling from 2.7% last week. That means seller conditions are improving quickly in many areas. Eleven cities saw gains for sellers, while just six improved for buyers. Key standouts? Paradise Valley, where supply has dipped below 100 single-family homes - levels we haven’t seen since the frenzied days of 2022.
🏘️ Low Supply, Not High Demand, Is Fueling the Shift
New listings are slowing down across the Valley, especially in high-demand markets like Scottsdale and Cave Creek. But this isn’t a demand boom - it’s a supply slide. Buyer activity is still relatively flat, so the advantage is coming from less competition—not more buyers.
📉 The Bottom of the Table? Maricopa
Maricopa has now officially dropped below Buckeye to become the most buyer-friendly market in the region, with 666 active single-family listings - far above its long-term average of 415. In contrast, luxury markets are seeing strength: Cave Creek and Scottsdale posted some of the biggest seller-friendly gains this week.
🔎 Prices: Less Drama, More Nuance
The median sales price across the Valley has dropped 4.3% since March - completely normal for this time of year. And while the average price per square foot is down nearly 9% from peak, that’s mostly due to fewer luxury closings (only 26 sales over $3M in July vs. 110 in March). So yes, pricing has softened - but not collapsed.
📉 Phoenix Lagging Nationally
According to the latest Case-Shiller data (remember: it reflects sales that closed in April), Phoenix saw only a 0.06% month-over-month gain, moving up to 16th out of 20 tracked metros. Year-over-year, Phoenix has seen just 0.9% growth, far below the national average of 2.3%. It’s still positive, but a reminder that we’re in a more subdued cycle than many parts of the country.
🛑 Don’t Be Fooled: It’s Still a Mixed Market
Sellers: You may be seeing more favorable conditions, but that doesn’t mean homes are flying off the market. The listing success rate has dropped from 74% in March to the low 60s now, with cancellations up 42% year-over-year. Four out of ten listings are still failing to sell - and buyers know it. They’re negotiating harder, asking for more concessions, and leaning into their leverage.
📍 What This Means for You
We’re not in a full-blown seller’s market - but the tide is shifting. In areas with limited supply and solid presentation, sellers can still win. Buyers, meanwhile, are playing it smart - looking for value, location, and well-prepared listings.
