Weekend Warriors: Mixers, Milestones & Market Magic 💛🏡
The question is always the same: “Is it really a good time to buy or sell?” and every week, our answer is proven in the stories we’re living alongside our clients. Just days ago, we helped a couple lock in a rate that starts with a 4 (yes, really!) on their new construction, plus snag nearly $50K off the list price. Meanwhile, sellers are seeing demand pick back up and inventory tick back down - like our gorgeous new Surprise listing already drawing eyes. Families are moving, memories are being made, and this September we’re already on pace for another double-digit month of closings right after celebrating 10 families in August.
One of my favorite snapshots from this week? Volunteering at Clothes Cabin with some of our youngest “team members.” They handed out free clothing to families during parent-teacher night, reminding us that service comes in all sizes. Those little helpers will be in the header of this week’s Warrior, because honestly - they stole the show.

📊 Market Update: Sellers Gaining Ground, But Buyers Still Have Plays
The trend that began five weeks ago is still accelerating across Greater Phoenix, with supply falling and demand gently rising. The Cromford Market Index (CMI) is now improving at an average monthly pace of 9.3% - an even stronger clip than last week’s 8.4%. Momentum is on the move, and we’re watching closely.
🌟 City by City Shifts
This week, 14 cities improved for sellers, while only 2 (Maricopa and Tempe) tipped slightly in buyers’ favor and one stood still.
Luxury markets continue to heat up, but the story is shifting. Fountain Hills, Cave Creek, and Scottsdale have now overtaken Paradise Valley in percentage growth, though Paradise Valley still leads in sheer leverage. Meanwhile, Avondale, Peoria, and Gilbert all posted double-digit gains - proof that mid-range and family-focused markets are also waking up.
Overall, we now stand with 6 cities in seller’s markets (2 fairly weak), 4 balanced, and 7 leaning to buyers.
💡 National & Local Perspective
High-end markets remain more favorable to buyers, with plenty of choice and negotiating room at the top of the market. In contrast, many entry-level and mid-range neighborhoods are tightening fast, giving sellers renewed leverage.
Nationally, housing is still uneven. Prices continue to slip year-over-year in much of the South and West, including Arizona, while the Northeast and Midwest remain steadier. Builders continue to offer incentives to keep inventory moving, even as new home prices sit about 1.5% lower year-over-year.
📍 San Tan Valley Votes to Incorporate
Big local news: residents of San Tan Valley have voted to incorporate as Arizona’s 92nd municipality. With more than 100,000 residents, it will be the largest town in Pinal County and rank about 15th statewide. For years, shifting boundaries between San Tan Valley, Queen Creek, and Florence complicated reporting and statistics - so much so that we’ve treated Queen Creek and San Tan Valley together since 2001. Incorporation will finally bring clarity, stability, and a stronger voice for this fast-growing community.
📝 Practical Takeaways
For Buyers:
Opportunities still exist - especially in luxury and new construction, where incentives, concessions, and discounts remain common. Families are winning big with locked-in rates starting in the 4s and $20K+ in concessions at closing. But if supply continues to shrink, these windows may not stay open for long.
For Sellers:
Conditions are improving, particularly in low-supply areas like Gilbert and Avondale, and luxury hotspots like Scottsdale and Fountain Hills. Pricing right is still critical - buyers are cautious and median days on market remain high. But with demand slowly rising and inventory sliding, the market is leaning in your direction.

Locally, sellers are gaining the upper hand, while nationally the housing picture remains mixed. With inventory dropping, opportunities are shifting fast. Whether you’re buying or selling, success will come down to timing, preparation, and a smart strategy that gets you the best of this current market.
