If you thought last summer was hot… this week, the Valley broke records at a sizzling 118 degrees. 🥵 Even for us, that’s next level. Thankfully, the forecast is sliding back down to a cooler 110 (yes, we’re calling that cooler) - and just in time for the farmers markets to start reopening this weekend. Fall in Arizona doesn’t wait for the weather, and neither do we.
At the Amy Jones Group, we’ve officially hit double digits for August closings - 10 families moving into their next chapter this month, many of them first-time buyers. And honestly? This market was made for them. While sellers need an extra dose of patience, buyers - from renters to move-up families to those selling for the chance to buy - are finding incredible opportunities. It’s been beautiful to watch.

📊 Market Update: Green Lights for Sellers, But the Clock Is Ticking
A predominance of green lights across the Valley is giving sellers plenty to smile about. The trend that started three weeks ago has gained serious momentum as supply has continued to fall through July and August. The average monthly change in the Cromford Market Index now sits at 6.9%, up from 4.5% last week - a notable acceleration.
14 cities improved for sellers this week, while just three - Maricopa, Tempe, and Surprise - moved in buyers’ favor. Paradise Valley remains the standout, still dealing with unusually low supply that’s keeping seller leverage high.
💡 Mortgage Rates Dip to a 10-Month Low
Last week’s weaker-than-expected job creation numbers sent mortgage rates into a sudden slide, with 30-year fixed rates now hovering around 6.55% - their lowest in 10 months. While it’s too soon to see demand meaningfully change, sustained rates at this level could spark more buyer activity, giving sellers an even stronger advantage alongside already-falling supply.
📅 Watching September Closely
Our caution? Once temps cool in late September, supply could stabilize or even start to rise again. If that happens, this current seller momentum may lose some steam. The next few weeks will be key to watching which way the wind blows.
🌎 National Trends Worth Noting
While we focus on Greater Phoenix, the latest John Burns Real Estate Consulting research offers valuable perspective:
Resale prices are down year-over-year in 53 of 150 tracked markets, including parts of California, Arizona, Colorado, Texas, and Florida.
Pricing remains more resilient in the Northeast and Upper Midwest.
New home prices have slipped 1.5% compared to last year, with builders offering more concessions as unsold inventory piles up.
Job losses are most concentrated in high-income sectors that typically drive new home purchases - a factor that could cool demand nationally.
📝 Practical Takeaways
For buyers: This market is rich with opportunity if you have a stable job. More motivated sellers, increased builder incentives, and lower rates could create favorable deals - especially in entry-level and move-up markets.
For sellers: Patience and pricing strategy remain critical. Entry-level sellers must match what first-time buyers can afford, while move-up and luxury sellers need to consider buyers who must sell before they can purchase.
The bottom line? Locally, seller conditions are improving - but nationally, there’s a mixed picture. For both buyers and sellers, the edge will go to those who understand the nuances, prepare strategically, and act while conditions align.
